12/07/2023 | External Reviewers - SAFEBuilt | REQUIRES RESUBMIT | Structural(S) Reviewer Madeline Nelson mnelson@safebuilt.com Denied Reason: Date Completed : 12/4/2023 11:09:43 PM 1. GENERAL - UPDATES: For project updates, please submit sheets with all changes clearly marked in revision clouds. Please provide a written response to each comment; updates without a clear response to all comments may not be reviewed. If you have any questions regarding the comments, you may contact me directly. Updates may result in additional comments. 2. GENERAL - MARKUPS: Final construction documents can not include "red lines" or mark ups added to the drawings in red. Please incorporate all markups currently shown in red prior to resubmitting final construction documents. 3. GENERAL - GEOTECHNICAL REPORT: Please provide a copy of the site-specific geotechnical report referenced in the structural general notes on Sheet A1.2. The report should support the appropriateness of the selected foundation system for the project site. All submitted geotechnical reports must be dated no later than five years from the submittal date. Outdated reports must be accompanied by a letter from a qualified geotechnical engineer stating that the report requirements are still valid, or stating what items may have changed. All building code references must be updated to the current code adopted by the City. 4. GENERAL - SPECIAL INSPECTIONS: Please have the Registered Design Professional in Responsible Charge of this project complete and return the City of Tucson Special Inspections Certificate with signatures. The form can be downloaded at: https://www.tucsonaz.gov/files/sharedassets/public/city-services/planning-developmentservices/documents/special_inspection_certificate.pdf 5. A1.2 - SPECIAL INSPECTIONS: Structural general notes on Sheet A1.2 list the Special Inspections required for structural steel construction. In addition, please provide information on the minimum special inspections required for foundations, including soils and concrete construction per the 2018 International Building Code Chapter 17. 6. DESIGN ASSUMPTIONS: The following structural design information shall be included in the construction documents per 2018 IBC Section 1603. Please include the following items in the structural general notes. i. Risk category ii. Floor live loads for egress stairs iii. Handrail loads iv. Wind design data: Design wind pressures for exterior component and cladding materials expressed in psf v. Seismic design data: Mapped spectral response acceleration parameters, Ss and S1 7. A2.1 - FOUNDATION ELEMENTS: The Foundation Plan on A1.2 shows dashed lines indicating concrete foundation elements below the wood shear walls, around the covered entry and at the stair framing. Please provide the minimum design information for these elements, including dimensions, reinforcement and structural details as needed. 8. A2.1 - SLAB ON GRADE REINFORCEMENT: Per Foundation Keynote 2, the 5" concrete slab will be reinforced with #3 rebar at 24"oc. This layout does not satisfy the minimum ratio of reinforcement to gross concrete area specified in ACI 318, Section 24.4.3.2 for shrinkage and temperature reinforcement. Please modify the reinforcement called out to meet the minimum ratio of 0.0018 for Grade 60 deformed bars. 9. A2.1 - CONFLICTING INFORMATION: Shear wall layout and wall tags shown on Foundation Plan A1.2 do not match the layout shown on the Floor Framing Plan, A3. Please resolve this conflict and resubmit. 10. A1.3 - FOUNDATION DETAILS: The foundation details illustrated on A1.3 conflict with notes on the Foundation Plan, A1.2, at the following locations. Please revise these details accordingly and resubmit. i. Detail 3/A1.3 shows a typical moment framing column footing that is 12" thick, which does not match any of the spread footing sizes called out in the schedule on A1.2. This section is not cut on plan, so reviewer could not confirm the footing width labeled "Per Spread Footing Schedule". ii. Detail 4/A1.3 includes a callout for the anchor bolt which reads "Diameter and embedment depth per footing schedule." Footing Schedule on Sheet A1.2 does not provide minimum anchor diameters. Please provide this information or revise the note to defer anchor bolt design to the pre-engineered metal building manufacturer. iii. Detail 5/S1.2 calls out "#4 hair pin per plan". Hair pin locations are shown on plan, but there length is not specified with a dimension. Please provide a minimum length of hair pin, either on plan or in the detail. 11. A3 - WOOD SHEAR WALLS: The shear wall schedule on Sheet A3 refers to notes 1-12 for additional information. Please indicate where these notes occur, as they do not appear to match the plan notes shown on the foundation sheet A1.2. 12. A3 - SHEAR WALL HOLD DOWNS: Hold downs have not been indicated at any locations for wood shear walls shown on A3. Please confirm that overturning does not control and hold downs are not required. 13. A3 - STAIR FRAMING PLANS: Sheet A3 includes two enlarged stair framing plans in addition to the mezzanine floor framing plan. Mezzanine framing only shows one interior access stair. Please confirm where Stair 2 occurs. 14. A3 - WOOD WALL STUD FRAMING: Wood framing details 402, 405, 407 and 409 on Sheet A3 call out 2x wood stud walls with studs at 16"oc. Please indicate if these walls are required to be 2x4 or 2x6 walls for gravity and lateral design. 15. A3 - WOOD LEDGER: Mezzanine framing plan includes a plan note for 2x12 ledgers with 1/4" dia. x 6" lag bolts at 48"oc into stud walls adjacent to the stair openings and at the non-load bearing walls. Please include these ledgers in Details 407 and 409, indicating if these bolts are being installed into blocking or directly into studs, keeping in mind that 6" may exceed the total thickness of the wall + ledger on a 2x4 wall. 16. A10 - STRUCTURAL STEEL SHAPES: Please revise the callouts on steel stair columns and landing beams to indicate standard steel shapes as recognized by the AISC manual for structural steel design. An example would be an HSS4x4x1/4 in lieu of a "4"x4"x1/4 thick T.S. column". 17. GENERAL - STRUCTURAL CALCULATIONS: Cover Sheet C1 acknowledges the City of Tucson's requirement to provide structural calculations upon request. Please provide calculations that support the design of all foundation elements, wood gravity and lateral elements and steel stair and handrail elements. Building(B) Reviewer Janet Matz jmatz@safebuilt.com Denied Reason: Date Completed : 12/7/2023 2:02:25 AM C1 1. Please provide a copy of the site plan (DP-180082) with the submittal for reference. 2. For a non-sprinkled building the exits must be a minimum of 1/2 of the maximum diagonal distance of area served. 2018 IBC 1007.1.1. 3. Indicate the overall length of corridor 105 on the drawings. It appears that this may exceed the 20’ allowed for a dead end corridor in accordance with 2018 IBC 1020.4. 4. Provide a floor plan that indicates dimensions for the new partition walls. ◦ A9 1.
