STRUCTURAL REVIEW COMMENTS:
Denied
1. Provide structural calculations from a licensed structural engineer for the roof showing that the exiting roof is sufficient to support the new remote condenser unit for the ice machine and new 5 ton rooftop unit. Provide a drawing indicating the exact location of the new units and any additional structural work to be done.


BUILDING REVIEW COMMENTS:

1. Verify the valuation of cost for the project, the application indicates $35,000.00. The evaluation shall contain all of the work associated with this permit.
2. Update and coordinate the sheet numbers and the sheet index so that they match. The plan set includes two a3.0 sheets and no sheet a3.1, a3.2 nor pd1.0, p3.0 sheets included in the set. There are also two mp1.0 sheets and no ‘k’ sheets listed in the index.
3. Clarify the limits of the new restaurant on the plans, the area to the south of the new seating area is shown to be directly connected to this tenant area with no door. It is unknown if this will be part of the space.
4. Verify the occupancy for the south area that indicates 153 sf. it appears that area may actually be closer to 380 sf (227 plus 153) based on the occupancy diagram shown on sheet a0.1.
5. Please shade only the new walls that will be associated with this permit for clarity. New wall type B was noted however the furring type C could not be found. The only furring shown is in areas noted as existing with having no work.
6. Clarify if the new door 102a will not be provided with a closer or latch on the drawings. If a closer and latch is provided, indicate a minimum of 12” on the latch side will be provided in the kitchen. ICC A117.1 Figure 404.2.3.2.
7. The furniture for the existing patio (under separate permit) is shown on sheets FS 1.0 as well as the plumbing and electrical plans. The patio furniture shown is incorrect and blocks the exit as well as straddling the step on the patio. Remove this information from the plans or revise it to match the existing conditions.
8. Provide elevations and details that show the new counter/ EXPO pick up area and POS that is noted on the equipment sections as being by the GC on sheet FS 6.0.
9. Remove the notes on the FS sheets that indicate they are not for construction.
10. Clarify if the ceiling in the kitchen and the drywall portion of the dining area are existing or new. If new, provide details and notes for their installation.
11. Provide a section cut through the existing space and indicate the clear ceiling heights on the drawing.
12. The existing prep room indicates “no work” however the mechanical plans indicate new ductwork and diffusers being installed and some minor work on the plumbing plans. Clarify any work to be done in this area on the plans.


MECHANICAL REVIEW COMMENTS:

1. Please sign the mechanical compliance certificate provided on sheet m 3.0.
2. The existing building has several roof heights, and it is unknown how this will affect the placement of the units. Provide a roof plan for the new rooftop and condenser units and clarify if the new units will be within 10 feet of the roof edge. If so, indicate how fall protection will be provided in accordance with the IMC and 2018 IBC 1015.6.
3. Indicate the location of the permanently installed roof ladder or hatch on the roof plan, the roof appears to be greater than 16 feet above grade however no elevations were provided to verify the heights. 2018 IMC 306.5.


ELECTRICAL REVIEW COMMENTS

1. Indicate the location of the “night lighting” on the plans for the new dining area. All rooms and usable floor surfaces in a building shall be equipped with artificial lighting and shall be illuminated at all times that the space is occupied. 2018 IBC 1008.2.
2. The furniture for the existing patio (under separate permit) is shown on sheets FS 1.0 as well as the plumbing and electrical plans. A development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan. The DP will need to be approved prior to approval of this building permit.
