COMMENTS:
1. The New Area is labeled as Storage Building. Should the Occupancy type be S-1?
2. A weep screed with a minimum vertical attachment flange of 3 1/2 inches shall be provided at or below the foundation plate line on exterior stud walls. The weep screed shall be placed not less than 4 inches above the earth or 2 inches above paved areas. The water-resistive barrier shall lap the attachment flange. The exterior lath shall cover and terminate on the attachment flange of the weep screed per IBC 2512.1.2 Weep Screeds. Where landings, aprons are located at same level as floor slab, provide concrete or CMU foundation curb or other approved means to achieve minimum 2 inch clearance between slab and stucco weep screed. On either side of the man doors and rollup door, you will not meet the clearance requirements for the weep screed unless you provide a curb as mentioned above. Please provide the detail drawings that comply to the building code.
3. Section 4/S3.1: please provide the proper counter flashing at metal deck flashing detail drawing.
4. Registrant seal/signature/date signed are missing for sheets CVR and SD-1.
5. Windows and door information are absent. Please provide information such as the SHGC, U values, sizes, double pane glazing?, etc.
6. Where fire separation distance is 5 ft or less, Provide 2 hour fire-resistance-rated construction on the roof and the exterior walls that are within 5 ft where 3 ft setback is shown on the drawing per IBC Table 602.
7. Please re-submit.

This site is located in the C-2 zone (UDC 4.7.21). Vehicle Rental and Sales, is a allowed use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 9.9.G.1& .2.

1. Zoning has reviewed the building plans for compliance with development package (DP) TD-DEV-0424-00126 and although it appears that they plans match unit the DP is approved by all review agencies Zoning cannot approve the building plans.
