1. Please provide a code analysis per IBC 107 which will include:
a. NOTE: LIVE/WORK cannot be used by virtue of 508.5.1 Limitations. Item 2.The nonresidential area is permitted to be not more than 50 percent of the area of each live/work unit.
i. The Studio Apartment is 807 sf and the Commercial Area is 8,174 sf.
ii. Therefore, the International Residential Code cannot be used for this project.
b. Please correct and add the following.
i. 2024 International Energy Conservation Code (year is shown as 2018 in the drawing)
ii. 2024 International Existing Building Code (effective 1/1/26)
iii. 2024 International Fuel Gas Code (effective 1/1/26)
iv. 2012 City of Tucson/Pima County Outdoor Lighting Code
v. Please correct the cover sheet incorporating the above information.
c. Occupancy Classification IBC Chapter 3
i. Please provide the Occupancy Classification for the Studio Apartment. I had assumed R-2, please correct me should I be in the wrong.
ii. Please provide the Occupancy Classification for the Future Commercial Area.
iii. Please provide the Occupancy Classification for the Future Food Service, I had assumed A-2 (please correct me should I be in the wrong).
d. Per IBC Table 508.4, 2 hours fire separation will be required. Should Fire Sprinkler be installed the fire separation will be 1 hour.

2. WATER HEATER
a. Please provide pan under the appliance along with drain to daylight.
3. DETAIL A5/A3.1 AND THE WEEP SCREED AND TRENCH DRAIN
a. Please provide a zoomed-in detail drawing illustrating the weep screed overlap providing water tight condition between the bottom plate and the concrete slab, the trench drain in the exterior slab a minimum of 2 inches deep under the bottom of the weep screed at the most shallow point, sloped to drain, and with a horizontal width projecting a minimum of one inch beyond the edge of the weep screed bottom lip.
4. Please provide the U-value and SHGC of the window(s).
5. Please provide a Hose Bibb on the exterior of the unit.
6. Please resubmit.

1. Update panel schedule with clear circuit designations. Multiple dedicated circuits are listed as ‘Receptacle’ and should show the specific space, appliance or uses, NEC 408.4. There are multiple circuits with the same description and they need to be made clearly designated to reduce the likelihood of confusion between circuits.
2. Provide GFCI protection for all kitchen receptacles, including the dishwasher and microwave. Multiple receptacles are shown without the GFCI designation. NEC 210.8(A).
3. Provide GFCI protection for all laundry area receptacles, including the dryer, NEC 210.8(A) and 210.8(D).
4. Update the note under the panel schedule. There is no AFCI exception for GFCI protection. Provide AFCI protection per NEC 210.12(B).
09/17/2026 Commercial Mechanical Standard REQUIRES RESUBMIT 1. No mechanical documents have been submitted. Provide construction documents that are complete and clearly indicate the extent of the proposed work. The plans shall have sufficient detail and demonstrate that the work complies with the applicable codes. Any mechanical equipment being replaced (e.g., heat pumps, exhaust fans, etc.) shall comply with the current codes for energy efficiency The plans shall be sealed by an Arizona Registrant. Reference: Section 107.2.1, IBC 2024.
2. What appears to be a Manual J heating/cooling load calculation for the R-2 living unit, is incomplete and does not show that the data applies to the current activity. Reference: Section 107.2.1, IBC 2024 and Section R403, IECC 2024.

09/17/2026 Commercial Plumbing Standard REQUIRES RESUBMIT 1. The International Plumbing Code, 2024, is the controlling code for this structure, not the International Residential Code. Reference: Section 101.2, IPC 2024.
2. Provide third-party listing and material standards for all plumbing fixtures being installed. Reference: Sections 303.4 and 402, IPC 2024.
3. Provide the listing information for the thermostatic mixing valve specified in the water heater detail, P1.2. Reference: Sections 303.4, 607.1.2, and 613.1, IPC 2024.
4. Provide shower valves that comply with the requirements of Section 412.3, IPC 2024.
5. Provide the specifications and listing information for the proposed water heater. Reference: Sections 303.2 and 501.5, IPC 2024 and Section 107.2.1, IBC 2024.
6. Provide a watertight pan of galvanized steel, aluminum, or other approved material under the water heater with a drain to an approved location. Reference: Section 504.7, IPC 2024.
7. Show how the new water piping relates to the existing water supply system and show that the additional connections do not cause the existing piping to be overloaded. Reference: Section 107.2.1, IBC 2024.
8. Complete the Living Unit Plumbing Plan, P1.2, and the Riser diagram, C1/P0.1. Clarify the pipe labels on the plumbing plan and indicate the plumbing fixtures each pipe serves. Reference: Section 107.2.1, IBC 2024.
9. The Water Calculation on P0.1 shows an 8 PSI pressure drop for a backflow preventer. Reduced pressure backflow prevention assemblies are required at the water meter for multi-use commercial buildings. Revise the calculations using an actual pressure drop for a reduced pressure backflow prevention assembly. Reference: Chapter XXVII, Article V, Section 27-72, the Tucson Code, https://www.tucsonaz.gov/files/sharedassets/public/city-services/tucson-water/water-quality/documents/backflow-ordinance.pdf.
10. Provide pressure-absorbing devices for the water connections to appliances equipped with quick-acting or solenoid valves (e.g., clothes washers). Reference: Section 604.9, IPC 2024.
11. Provide water shut off valves for each dwelling unit, accessible within the dwelling unit it serves. Reference: Section 606.1, IPC 2024.
12. Provide cleanouts for all horizontal drains. Reference: Section 708.1.1, IPC 2024.
13. The minimum trap size for a domestic clothes washer is 2”, not 1-1/2”. Reference: Section 709.1, IPC 2024.
14. Provide the rim elevation of the next upstream sanitary manhole and the first-floor elevation. Determine the need for a backwater valve per Section 714.1, IPC 2024, as amended by the City of Tucson.

-This appears to be an R2 occupancy (IBC). R2 occupancies require fire sprinklers per IFC 903.2.8. If fire sprinklers are installed, the entire building will be required to have fire sprinklers unless separate "fire areas" are created.
