Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.

1. Please amend the plans to provide a detailed description of the work involved in this permit’s scope. IBC 105.3
A. Please amend description to also include the addition of separation wall to create additional Suite 101, if that is what is happening. Additionally, please state Future Tenant Space 101 is not included in this permit, if this is the case.
2. Please amend the plans to show the complete separation wall between this space and Future Tenant Space 101 and identify the fire resistive rating on the plans. Please annotate the Restroom labels on the plans to show Restroom 103 &102 as being in Future Tenant Suite 101. IBC 107.2.1
3. Please amend the plans to show the changes in floor elevations, length and slope of the ramps. IBC 107.2.1
4. Please amend plans to identify the mixed occupancy methodology as either, nonseparated, separated, or a stated combination of types when buildings have more than one occupancy classification IBC 508.1
A. Nonseparated occupancies allowable building area, building height, and number of stories is the most restrictive of any of the nonseparated occupancies. IBC 508.3.2
B. The separated occupancy’s equation of summed ratios for each story is shown with the values used and each story does not exceed 1. IBC 508.4.2
C. The separated occupancy’s individual story’s summed ratios are shown added together and together do not exceed 3. IBC 506.2.4
5. Provide illumination for the means of egress and amend the plans to show the required lighting on the plans, including the exit discharge per IBC 1008. Show compliance with the following:
A. The means of egress shall be illuminated at all times the building space is occupied.
B. The means of egress illumination level shall not be less than 1 foot-candle at the walking surface.
C. The means of egress illumination shall be supplied by backup power (consisting of storage batteries, unit equipment, or an on-site generator) for a duration of not less than 90 minutes. IBC 1008.3
6. Please amend the egress plan to show the following.
A. The total number of occupants for the story or floor is shown. IBC 107.2.3
B. The number of occupants is shown for every room and space. IBC 107.2.3
C. The occupant load factor and area are shown for every room and space. IBC 1004.5
D. The occupant load factor used reflects the use/function of the space. IBC 1004.5
E. The number of occupants being served by each egress door and stairway is shown. IBC 107.2.3
F. The size of each egress door and stairway is shown and is compared to allowable. IBC 1005.3
G. The path of egress does not pass through kitchens, storage rooms, or similar spaces. IBC 1016.2
H. Doors serving a space with ≥ 50 persons swing in the direction of egress travel. IBC 1010.1.2.1
I. Spaces with more than 49 occupants will require two exits. IBC 1006.2.1
J. Where two exits, exit access doorways, exit access stairways or ramps, or any combination thereof, are required from any portion of the exit access, they shall be placed a distance apart equal to not less than one-half of the length of the maximum overall diagonal dimension of the building or area to be served measured in a straight line between them. Interlocking or scissor stairways shall be counted as one exit stairway.
Exceptions:
A.Where a building is equipped throughout with an automatic sprinkler system in accordance with Section 903.3.1.1 or 903.3.1.2, the separation distance shall be not less than one-third of the length of the maximum overall diagonal dimension of the area served.
6.Means of egress are not prohibited through stockrooms in Group M occupancies where all of the following are met:
2. 1. The stock is of the same hazard classification as that found in the main retail area.
2. 2. Not more than 50 percent of the exit access is through the stockroom.
2. 3. The stockroom is not subject to locking from the egress side.
2. 4. There is a demarcated, minimum 44-inch-wide aisle defined by full- or partial-height fixed walls or similar construction that will maintain the required width and lead directly from the retail area to the exit without obstructions.
7. Please amend the site plan to delineate the exterior accessible route from accessible parking space to the main accessible building entrance to the area of work. Identify the van and standard accessible spaces. Show access aisles adjoin the accessible route. IBC 1104.1
8. Please amend plans to show the interior accessible route with a clear width of 36 inches. IBC 1104.2, 1104.3
9. Please amend plans to indicate the accessible exits and show signs and directional signage as required by IBC 1111
10. Please amend plans to show the breakroom kitchen is in accordance with 2009 ICC A117.1 Section 804
A. Show required clear floor space (30” x 48”) in front of each appliance and sink and also show the approach (forward or parallel) 2009 ICC A117.1 804.5.1
B. Show required clear floor space positioned adjacent to the dishwasher door, shall be provided. The dishwasher door in the open position shall not obstruct the clear floor space for the dishwasher or an adjacent sink. 2009 ICC A117.1 804.5.3
C. The location of controls shall not require reaching across burners. 2009 ICC A117.1 804.5.4.4
D. Combination refrigerators and freezers shall have at least 50 percent of the freezer compartment shelves, including the bottom of the freezer, 54 inches maximum above the floor when the shelves are installed at the maximum height possible in the compartment. A clear floor space, positioned for a parallel approach to the refrigerator/freezer, shall be provided. The centerline of the clear floor space shall be offset 24 inches maximum from the centerline of the appliance. 2009 ICC A117.1 804.5.6
E. Provide at least one work surface shall be provided in accordance with Section 902. 2009 ICC A117.1 804.3
F. Provide drawings showings sink in compliance with 2009 ICC A117.1 804.4
G. Provide drawings showing kitchen appliances (microwave) shall comply with Section 2009 ICC A117.1 804.5.

09/11/2025 Commercial Plumbing Standard REQUIRES RESUBMIT 1. Revise the total connected natural gas load to include the stove/oven located in the kitchen. Reference: Section 402.2, IFGC 2018.
2. Revise the gas piping plan to show the location of the three unit heaters and the sizes of each pipe segment. Reference: Section 107.2.1, IBC 2018.
3. Provide the rim elevation of the next upstream sanitary manhole and the first-floor elevation. Determine the need for a backwater valve per Section 714.1, IPC 2018, as amended by the City of Tucson.
09/08/2025 Fire New Construction Standard REQUIRES RESUBMIT -Your mercantile space shows 127 OL. Include the OL of all spaces in the means of egress plan. Your M space will require two exits spaced accordingly since the OL is over 50. The second exit cannot pass through the storage or warehouse space unless provisions of 1016.2 #6 are met.
