j. Please amend plans to show the current design occupant load analysis to specify the individual building area of each room or space that is shown on the plan.
i. Further, enter the name of the space, area square footage, clarify the design occupant load (gross or net s.f. per person used) and the number of occupants for each room or space on the plan, in accordance with the requirements of IBC Table 1004. IBC 107.2.7
2. Provide calculations to verify that adequate ventilation will be provided for the occupied spaces. Reference: Section 403.3.1.1, IMC 2024.
3. Please amend plans to include furniture and interior elevations to show compliance with IBC Chapter 11. For example, accessible counters are 2’-10”, etc Where counters or work surfaces is provided in accessible spaces, at least 5 percent of the seating and standing spaces, but not less than one, shall be accessible. IBC 1109.11 5.
a. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers. The tops of work surfaces 902.4: shall be 28 inches min and 34 inches max above the floor. Parallel approach 904.3.2: the public use side of the counter surface 36 inches in length minimum. Forward approach 904.3.3: the public use side of the counter surface 30 inches minimum in length. Knee clearance 306.3: between 9 inches and 27 inches above the floor. Maximum depth 306.3.2: extend 25 inches maximum under an element at 9 inches above the floor. Minimum depth 06.3.3: Where clear floor space complying with Section 305, the knee clearance shall be 11 inches minimum in depth at 9 inches above the floor, and 8 inches minimum in depth at 27 inches above the floor.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.
Code reference, 2018 International Building Code (IBC), 2017 National Electrical Code (NEC).

1. This is a commercial project, requiring all documents to be prepared, sealed, signed, and dated by a registered design professional. Provide complete electrical plans, design, and calculations, sealed by an Arizona Registrant. Reference: Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-304, 2018 IBC section 107.1, 2017 NEC, City of Tucson Commercial Plan Submittal Requirements.
2. Provide a Electrical design and calculations performed by an Arizona registrant who has demonstrated proficiency through registration, education, technical knowledge, or experience to perform such work. Reference: Sections 107.1 and 107.2.1, IBC 2018.

3. Provide a design that shows compliance with the 2017 NEC. The code references provided are based on the IRC and do not apply.
4. Provided load calculations are incorrect and appear to be for a dwelling unit, NEC 220.14. See also NEC 220.14(I)
5. There are 3 tankless water heaters shown on the electrical plans, but only 1 is shown in the Panel Schedule. Show each water heater on separate circuits sized according to the manufacture’s requirements. NEC 210.20(A) &(C).
6. Provide the tankless water heater manufacture’s specification sheets.
7. The provided Panel Schedule shows a 400A panel, while the Line Diagram shows a 200A service panel. Show consistent information.
8. The provided plans show all GFCI protected receptacles on one circuit, circuit #4. Show that this circuit is not overloaded per NEC 210.22, NEC 210.23.
9. Correct the Panel Schedule to show the ‘wire size’ and ‘breaker size’ correctly.
10. Correct the Fault Current shown under the Electric Meter Diagram. TEP Fault Current tables show a maximum of 22,000, not 10,000 for commercial services. Show equipment AIC ratings greater than available fault current.
