For buildings with more than one occupancy classification identify the mixed occupancy methodology as either accessory, nonseparated, separated, or a stated combination of types. IBC 508.1 2. Sheet G0.0: Please amend the plans to indicate how each of the play structures over ten feet height, or 150 square feet in area, meet the requirements of IBC 424. For materials, fire protection and separation IBC 424.1-IBC 424.4 3. Sheet G0.0: Please amend plumbing fixture calculations as 4 men’s and 6 women’s water closets are required for this project and the provided number of women’s water closets is 4. IBC 2002.1 4. Sheet G0.0: Please amend the sheet index and sheet labels so each sheet has a unique label. This plan set contains two M001 and two E200 sheets with different information on each sheet. IBC 107.2.1 5. Sheet SP1.0: Please provide a scaled architectural site plan is provided showing all buildings or structures on the lot. IBC 107.2.6 with the following information. A. Dimensioned distances between structures and adjacent lot lines. IBC 107.2.6 B. Dimensioned distances between structures and the centerline of directly adjacent public ways. IBC 602.1 C. Dimensioned distances between structures and a shown imaginary line between adjacent buildings on the same lot. IBC 602.1 D. Dimensioned distances between projections and the line used to determine FSD. IBC 705.2 E. The fire-resistance rating of all exterior walls is shown and meets IBC Table 602. IBC 602.1 F. IBC 107.2.1 For example Hatching or Increased line weight. 7. Sheet A0.1: Please amend the plans to show the actual clear opening and capacity of each exit. IBC 1005.3.2. The total egress width and capacity should reflect the maximum number of occupants (1440). For example, a 36’ door typically has a 32” clear opening and a capacity of 160 occupants; 4 doors x160 occupants = 640 would not equal 50 percent of the required capacity or width or 720 as required by IBC 1005.5 8. Sheet A0.1 Please amend the plans to show the mezzanine occupant load and exit travel distance on the egress plan. IBC 107.2.1 9. Sheet A0.1: Please amend the plans to provide illumination for the means of egress, including the exit discharge per IBC 1008. Show compliance with the following: A. The means of egress shall be illuminated at all times the building space is occupied. B. The means of egress illumination level shall not be less than 1 foot-candle at the walking surface. C. The means of egress illumination shall be supplied by backup power (consisting of storage batteries, unit equipment, or an on-site generator) for a duration of not less than 90 minutes. IBC 1008.3 10. Sheet A0.1: Please amend the plans to show accessible and non-accessible exits and the required signage and directional signage. IBC 1 11. Sheet A6.0: Please amend the plans to identify the gauge/thickness of the steel studs and add a steel stud table showing the gauge, thickness and height allowed for the steel studs, or otherwise indicate the steel studs have adequate strength and stiffness to resist the loads to which they are subjected but not less than a horizontal load of 5 psf. IBC 1607.15 Please provide this for all steel stud walls over 6 feet in height. 12. Sheet A6.0: Related to the above comment, please provide steel stud connect/bracing to structure as indicated in keynote #8. IBC 107.2.1 13. Terminate condensate drains in accordance with Section 307.2.1, IMC 2018, as amended by the City of Tucson, not directly onto the roof membrane. 2. Coordinate the Exhaust Fan Schedule with the mechanical plans, M001 and M002. On the plans, EF-2 is shown as providing the required exhaust for the cooking appliances in the kitchen, but the schedule calls for it to be serving the women’s restroom. Reference: Section 507.3, IMC 2018 and Section 107.2.1, IBC 2018. 3. Provide smoke detectors in the return air duct, upstream of any outside air connections, for all air distribution systems moving than 2,000 CFM and capable of distributing smoke beyond the area of the smoke generation. Installation of a smoke detector in a supply duct is not required. Reference: Section 606.2.1, IMC 2018, as amended by the City of Tucson. 4. Clarify the notes on the Exhaust Fan Schedule. Keynote #3/P220 refers to a ¾” HW connecting to an existing pipe and then dropping down to serve the lavatories, but the existing pipe is actually a CW pipe of unknown size. Connect to an existing HW pipe and then clearly show how the HW branch is part of the hot water recirculation loop. Reference: Section 107.2.1, IBC 2018. 3. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018. 4. An approved 2-way cleanout fitting is a single fitting, not a field-assembled group of individual fittings as shown in detail 1/P300. (An approved 2-way cleanout fitting is allowed to be used at the junction of a building drain and a building sewer; otherwise, cleanouts shall open to allow cleaning only in the direction of flow.) Reference: Section 708.1.8, IPC 2018. 5. Revise detail 5/P300 to show the required extension of the standpipe above the weir of the standpipe trap (i.e., 18” to 42”). Reference: Section 802.4.3, IPC 2018. 6. Provide sizing calculations for the “gravity grease interceptor”. Note that the specified grease interceptor is actually a hydromechanical grease interceptor. Hydromechanical grease interceptors are limited to serving four or fewer plumbing fixtures. Reference: Section 1003.3, IPC 2018, as amended by the City of Tucson. 7. Provide a detail showing the installation of a grease interceptor with the manufacturer’s instructions and including a downstream vent. Include the IFC on sheet G0.0, adopted codes table. -Is the building considered nonseparated or separated per IBC 508? The most restrictive provisions of chapter 9 shall apply to the entire building if nonseparated, IBC 508.3. If it's considered separated, provide the existing demising walls fire ratings. If the separation is not adequate per IBC 707.3.10, the most restrictive provisions of chapter 9 shall also apply to the entire building. These requirements could possibly require the voice/alarm to be extended into the adjoining suite. -Include the mezzanine in the exiting plan. -Please review IBC 424. Do all your play structures meet these requirements? Provide the required information on every piece of equipment that meets this criteria per the IBC reference. -Will you have a CO2 beverage dispensing system with a quantity of CO2 > 100lbs?
