01/31/2025 Commercial Building Standard REQUIRES RESUBMIT Please submit your revised documents and provide a letter with a written response letter addressing each of the comments indicating how the Review comments were resolved. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
1. Please amend plans to show the following,
A. Wood supported balconies have moisture protection and ventilation. IBC 2304.12.2.5, 2304.12.2.6
Section 2304.12.2.5 requires the impervious moisture barrier system protecting the structural wood framing to provide positive drainage for any moisture that penetrates the moisture permeable floor topping such as concrete.
B. Section 2304.12.2.6 requires cross ventilation for enclosed spaces of exterior balconies and elevated walkways that are exposed to moisture. Openings shall provide a net free cross ventilation area of at least 1/150 of the area of each separate space.
2. Balconies have details for the impervious moisture barrier, where used. IBC 107.2.5
A. IBC Section 107.2.5 requires detailing in the construction documents for elements of the impervious moisture barrier system when used to protect the structural framing. The construction documents are also required to contain the barrier manufacturer’s installation instructions.
3. IBC Special inspection is provided for balcony impervious moisture barriers. IBC 110.3.6 Exception
A. IBC Section 110.3.6 requires the impervious moisture barrier system protecting the structural framing to be inspected and approved prior to concealing.
4. Please provide special inspection certificate with Part A, and Part B, completed with next submittal. IBC 107.2.1, if necessary, as required by manufacturer’s instructions or ICC ESR

5. Please amend the structural calculations to use a live load of 60 psf as required by IBC Table1607.1#5
A. IBC Table1607.1 #5 requires balconies and decks design to use the minimum uniformly distributed live load factor of 1.5 times the occupancy served. For a balcony extending from a residential living area the minimum live load will be 60 psf (40 psf x 1.5).
