Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
1. Please amend plans to show the following,
A. Please show how the framing members installed to provide positive drainage under the impervious barrier. For example, are they sloped? (Previous comment Wood supported balconies have moisture protection and ventilation. IBC 2304.12.2.5, 2304.12.2.6 Section 2304.12.2.5 requires the impervious moisture barrier system protecting the structural wood framing to provide positive drainage for any moisture that penetrates the moisture permeable floor topping such as concrete.)
B. This comment did not appear to be addressed in this submittal. (Previous Comment Section 2304.12.2.6 requires cross ventilation for enclosed spaces of exterior balconies and elevated walkways that are exposed to moisture. Openings shall provide a net free cross ventilation area of at least 1/150 of the area of each separate space. )
2. Please provide details to show the terminations at the building and at the edge to include flashing details. (Previous comment Balconies have details for the impervious moisture barrier, where used. IBC 107.2.5 A. IBC Section 107.2.5 requires detailing in the construction documents for elements of the impervious moisture barrier system when used to protect the structural framing. The construction documents are also required to contain the barrier manufacturer’s installation instructions.)

6. This is a commercial project, as such all plans must be sealed and signed by an Architect or Engineer registered in the State of Arizona, in accordance with SECTION 107 of the 2018 IBC and the PDSD Building Plan Requirements IBC 107.2.1
7. Page 2: Please identify the unit numbers on the Site plan. IBC 107.2.1
8. Please amend the plans to match the structural drawings, for example the section does not show the extra framing members, the impervious barrier, etc. IBC 107.2.1
9. Please submit the Yellow Guard sheets and manufacturer’s installation instructions again as they were corrupted and unreadable in this review. IBC 107.2.1
