1. Thank you for clarifying the use of this space. Please address the following comments.
2. This is a Commercial project requiring all plans to be sealed and signed by an Architect or Engineer registered in the State of Arizona. accordance with SECTION 107 of the 2024 IBC and the PDSD Building Plan Requirement. Please seal the construction documents as they were submitted without a seal on this review.
3. Please provide dimensioned plans for review. IBC 107.2.1
4. The design occupant load appears to be underestimated. Based on the submitted area, 983 SF ÷ 20 SF/person = 49.15, which must be rounded up to 50 occupants. The existing 86 SF storage room appears to function as a breakroom and should be calculated using an occupant load factor of 15 SF/person in accordance with 2024 IBC Table 1004.5.
The toilet room area is excluded from the occupant load calculation for this project in accordance with 2024 IBC Section 1004.5 and Chapter 2, definition of Floor Area, Net.
Please revise the occupant load calculations and associated egress design as necessary to reflect the correct design occupant load.5. This design would require egress doors with panic hardware as they are serving a space with ≥ 50 persons and an E occupancy and are required to have panic hardware. IBC 1010.2.8

COMMENTS:

1. Please clarify why the outside air ventilation schedule identifies the instructional school area as 605 sq. ft., while the floor plan indicates an area of 983 sq. ft. Also, please show the extent of the corridor on the floor plan. Reference: Section 107.2.1, IBC 2024.
2. Please confirm whether the instructional school use is similar to that of an art classroom. The outside air ventilation schedule uses ventilation rates that correspond to an art classroom per Table 403.3.1.1 of the 2024 IMC. This occupancy classification requires a minimum exhaust airflow rate of 0.7 CFM/sq ft. Please clarify the space classification and revise the outside air ventilation schedule as necessary. Reference: Section 403.3.1.1, IMC 2024.
