1. Sheet A1: Chapter 3: Building Occupancy
Please revise the occupancy classification from Group A-2 to Group B, in accordance with IBC Section 303.1.1 – Small Buildings and Tenant Spaces.
Code Basis: A building or tenant space used for assembly purposes with an occupant load of fewer than 50 persons shall be classified as a Group B occupancy.
2. Sheet A100: Accessible Entrances and Means of Egress:
Identify on the plans all required accessible entrances and accessible means of egress, including the accessible route serving each entrance and exit. Provide required accessibility signage at accessible entrances where not all entrances are accessible and provide directional signage at inaccessible entrances and exits where required.
Code References: 2024 IBC Sections 1105.1, 1009.1, 1112.1, and 1112.3. Signage shall comply with ICC A117.1 as applicable.
3. Sheets S2, Please provide the structural calculations prepared by the registered design professional used in the design of the new roof framing, post and associated foundation used to support the roof after the existing column is removed.
Reference: 2024 IBC Section 107.2.7.
4. Please revise the plans to include a structural detail demonstrating how the commercial kitchen hood is connected to, supported by, and laterally braced from the building structure. The detail shall clearly identify all attachment methods, support members, connection hardware, and required bracing necessary to provide a complete load path and ensure structural stability.
Additionally, provide structural calculations prepared by the registered design professional verifying that the existing roof structure has adequate capacity to support the proposed hood and its supporting system, in combination with all existing roof-mounted equipment and applicable design loads, without exceeding the structural capacity of the building.

5. Provide the City of Tucson Special Inspection Certificate(s) with Parts A and B

6. Please provide construction drawings, details and design for new wood floor construction to show the proposed new wood floor construction. The drawings identify the wood species, grade, size, spacing, and span of the floor framing; subfloor type and thickness; fastening requirements; existing/supporting construction below the floor; and the location, material, and installation method of the vapor barrier. Please provide details for all required connections and bearing/support conditions.

08/13/2026 Commercial Plumbing Standard REQUIRES RESUBMIT 1. Clarify why the floor sink that is accepting the discharge of the dump sink is not connected to the grease interceptor. Reference: Section 1003.3, IPC 2024, as amended by the City of Tucson.
2. The proposed grease interceptor (Schier GB3) does not require the installation of an external flow control device and does not include a floor cleanout as part of the grease interceptor. Hydromechanical grease interceptors certified to ASME A112.14.3 shall be installed per the manufacturer’s requirements. Reference: Section 1003.3 (B2), IPC 2024, as amended by the City of Tucson.
3. Provide a vent downstream of the gravity grease separator to protect the seal for the grease separator. Reference: Section 1003.9, IPC 2024, as amended by the City of Tucson.

A "Special Districts-Historic Sub-Record" has been created for the processing of the Historic Minor Review. The activity number for that sub-record is SD-0826-00110. Your plans will be reviewed by Historic staff, a member of the West University Historic Preservation Zone Advisory Board, and the Plans Review Subcommittee of the Tucson Pima County Historical Commission.
