Looking at the chairs and stools shows a total of 38 shown on the plan. i. The occupant load calculation shows 34. ii. Please correct this to comply to the code section IBC 1004. Confirm whether the chair and stool count will be used on or not. b. Receptionist i. Please provide drawings illustrating the following. 1. The tops of work surfaces shall be 28 inches min & 34 inches max above the floor per ICC A117.1 sec 902.4. 2. Sec 306.3.3 Knee clearance shall be 11 inches min in depth at 9 inches above the floor, and 8 inches min in depth at 27 inches above the floor. 3. Sec 306.2.4 Additional toe clearance space extending greater than 6 inches beyond the available knee clearance at 9 inches above the floor. 4. Sec 306.3 Knee clearance shall be 30 inches min in width. 5. 904.3.2 Parallel approach, the counter surface 36 inches min length. 6. 904.3.3 Forward approach, the counter surface 30 inches min length. c. Exit i. Egress shall not pass through kitchens, storage rooms, closets or spaces used for similar purposes. IBC 1016.2 ii. The two dining room doors may be too close to each other. 1. Please provide the dimension within your plan drawing with your analysis to the exiting requirement. Illustrating the maximum overall diagonal distance of the establishment and the 1/3 distance between the two dining room exits per IBC section 1007 2. SHEET A2 a. Public Restroom b. This permit is proposing to use the public restroom. c. The Building Overall Floor Plan shows all of the spaces on the floor have access to this public restroom. d. Please install a sign indicating the location of the public restroom at the restaurant reception area per IBC 2904.1 e. Please provide a calculation including all of the other spaces having access to this public restroom illustrating that the number of stalls present in this existing public restroom comply to the need of all of the tenant spaces on this floor per IBC Table 2902.1 3. HORIZONTAL SEPARATION a. Per Table 508.4, a one hour separation is required on a sprinklered structure between an A2 and R2. Please add a note on the plan drawings confirming this requirement. b. You may illustrate this on one of the partition drawing on Sheet A3. 4. Please resubmit. |

May require GFCI breakers to maintain ready access per NEC 210.8. 3. Conductors for circuit P-26,28,30, is undersized. #6 awg conductor is only rated for 65A, while the OCPD is rated at 125A. Provide conductors sized per NEC 240.4 & NEC 310.14. |
