08/13/2025 Commercial Mechanical Standard REQUIRES RESUBMIT 1. The 2018 International Mechanical Code and the 2018 International Fuel Gas Code with Local Amendments are the relevant codes for this project, not the International Residential Code.
2. Clarify the proposed scope of work on sheet 6. Are the combustion & relief vents being changed? Is the dryer exhaust being brought up to current code (the vent should be 4” in diameter, not rectangular)?
3. Replacement of AC units will require heating/cooling load calculations to justify the capacities of the units being installed (Sections R403.7, IECC 2018). The units themselves will also have to comply with Sections R403.1 and R503.1.2, IECC 2018 for controls. The replacement units shall have an efficiency rating that is greater than or equal to the minimum required by the Department of Energy requirements that went into effect on January 1, 2023 for the Southwest part of the country.

Outdoor Lighting Review:

1. REF Sheet 8, Scope of Work note #6: This note indicates that the outdoor lights over the doors of each unit will be replaced. This requires that these light fixtures meet the outdoor lighting code.
2. Fixtures installed under canopies and overhangs. Outdoor lighting fixtures shall not be counted in determining the total light output when they are full cutoff light fixtures installed under canopies, building overhangs, or roof eaves, OLC 401.2.1(3).
3. Either show all replaced outdoor lighting fixtures as full cutoff and under an overhang, or provide the calculations and plans as required in comments 4-10.
4. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
5. Show lamps with a maximum of 3500K color temperature, OLC 402.1. There are two fixture schedules and one shows color temperatures of 4000k, see sheet E1.1.
6. Show compliance with total outdoor light output per 2012 City of Tucson/Pima County Outdoor Lighting Code section 401.2. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1. 4.
7. Submit catalogue or specification sheets of all proposed new outdoor lighting fixtures illustrating the type of fixture, color temperature, lumens rating and whether full cut-off or unshielded.

8. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

9. Specify any exceptions used.

10. Provide Curfew lighting controls If applicable Per section 403.
