07/29/2025 Commercial Mechanical REQUIRES RESUBMIT 1. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1 and C403.3.1, IECC 2018.
2. Secure the refrigerant circuit access ports of the ground-mounted condensing units to prevent unauthorized access. Reference: Section 1101.10, IMC 2018.
07/29/2025 Commercial Plumbing REQUIRES RESUBMIT 1. A private sewer collection system that includes manholes will require a review of the system design by the Pima County Department of Environmental Quality as well as a building permit from the City of Tucson. In addition, the Pima County Department of Environmental Quality requires the Engineer of Record to conduct specific inspections during construction. Submit the plans that have been approved by the Pima County Department of Environmental Quality for approval. Reference Title 18, R18-9-E302, 4.02 General Permit, Arizona Administrative Code.
2. The specified freeze-proof yard hydrant uses a below-grade stop-and-waste valve. This is prohibited unless an approved upstream backflow prevention device is used to protect the upstream potable water source and the downstream outlets are identified with signs that read, “Caution, Non-potable water, Do Not Drink.”. Reference: Sections 608.8 and 608.9.1, IPC 2018.

1. Comment: Zoning has reviewed the construction of the new commercial building plans for compliance with Development Package (DP) TD-DEV-0725-00184 and all though the plans appear to match until the DP is approved by all review agencies Zoning cannot approve this permit.
2. Comment: Per Section C-5.c. of the PAD-14 Document, “Civic Use Group – Civic Assembly” and “Civic Use Group – Instructional School” are both permitted uses in PAD-14. The PAD-14 Document specifically describes the use for this building as “Administrative Office and Learning Center”.

07/29/2025 Water - PDSD REQUIRES RESUBMIT Clarify the water service to the new building. The Utility plan, C400, identifies the water main serving the domestic and fire services to the building as 12” (Tucson Water keynote 1), 8” (Tucson Water keynote 2), and 6” (note on plan). The water service pipe is 2” (Type K soft copper) on C400 but 2.5” on the plumbing drawings. The reduced pressure backflow preventer is 1.5” on C400 but 2.5” on the plumbing drawing. The civil and plumbing drawings do agree that a 1.5” water meter will be installed. Reference: Section 107.2.1, IBC 2018.
