This letter reflects comments to be addressed. PLEASE send all response to comments back to the City through the permit portal! Responses sent directly to Stantec will be ignored. Also, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please cloud and delta all changes and provide a letter with a written response to each of the comments indicating the action taken. The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Special Inspections: Earthwork, concrete, epoxy and expansion anchors, high-strength bolts, and field welding. GENERAL COMMENTS 1. Please reupload the structural calculations right-side up. The calculations are currently upside down when viewed. ARCHITECTURAL COMMENTS General 1. Please provide proof that this project has been submitted to the Pima County Health Department for permitting. Make sure to incorporate any of their comments into any future submittals. 2. The cover page indicates that plywood web joists will be provided as a separate submittal. Please revise them as a deferred submittal not separate submittal and include the following notes: PER IBC Section 107.3.4 <Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building. PER IBC Section 107.3.4.1 Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. 3. The special inspection certification provided is missing a signature from the owner or legal representative. Sheet AS-1 1. Please provide on the site plan the following information: a. The buildings finish floor elevation(s) [2018 IPC Sec. 714]. b. On-site private sewer line(s) from the building to the public sewer, including the rim height of the upstream manhole in the private and public sewer lines [2018 IBC Sec. 714]. Sheet A7.0 1. The plans indicate the top of the kitchen counters at 37”. The maximum height of the tops of work surfaces is 34”. Please revise. [Ref. IECC 2018 Sec. 904.2] STRUCTURAL COMMENTS Sheet S2.1 1. The Foundation Plan and structural calculations are conflicting. The structural calculations call for ½” plywood with 4” O.C. nailing at edges for wall lines A and B and 6” O.C. for wall lines 1 and 2 but the plans indicate all walls will be ½” plywood with 6” O.C. edge nailing. Please correlate and revise. MECHANICAL COMMENTS General 1. Please provide an energy conservation compliance certificate for the mechanical system. [Ref. IECC 2018 C403] PLUMBING COMMENTS Sheet P1.0 1. The floor plan and isometric plan are conflicting. The floor plan indicates a fixture mark of P-9 and in the same location on the isometric plan it indicates a fixture P-7. Please correlate and revise. Sheet P3.0 1. Please indicate a trap seal primer for the floor sink fixture P-3. [Ref. IPC 2018 Sec. 1002.4.1] ELECTRICAL COMMENTS Sheet E4 1. Please provide a statement that special inspection is required (or is not required) per Sec. 104.2.2 of the City of Tucson Outdoor Lighting Code. 2. (Comment) The menu board should be per separate sign permit. Remove menu board schematics from the site plan sheet. Display the location of the menu board, but include a comment that states “per separate permit”. Per UDC Section 7.4.6.F.A.2(b), a menu board must be set back two feet from the drive-through lane curb to provide clearance for fire, sanitation, and delivery vehicles. 2. (Comment) Given the placement of a crosswalk at the end of the vehicle stacking lane (immediately adjacent to the drive-through window), and the potential for customers to not notice crossing pedestrians, a crosswalk warning sign within view of the pick-up window and/or other traffic control device will be necessary. 3. (Comment) Annotate related development package permit number TD-DEV-1122-00044 in title block/bar.
