GENERAL - UPDATES: For project updates, please submit sheets with all changes clearly marked in revision clouds. Updates may result in additional comments. 2. GENERAL - GEOTECHNICAL REPORT: Please provide a copy of the site-specific geotechnical report referenced in the structural general notes. The report should support the appropriateness of the selected foundation system for the project site. All building code references must be updated to the current code adopted by the City. 3. S1.0 - WIND DESIGN CRITERIA: In accordance with the 2018 International Building Code, Section 1603.1.4, the structural construction documents shall include design assumptions for wind pressure to be used for exterior components and cladding materials designed, in this case, by the pre-fabricated metal building manufacturer. Please update the structural general notes to include this information. Design pressures must be expressed in pounds per square feet. 4. S1.0 - SEISMIC CRITERIA: The structural general notes, S1.0, identify the seismic force resisting system for this project as Light-Framed Walls Sheathed with Wood Structural Panels. Per the 2016 ASCE 7 Manual, this system has an accompany "R" factor of 6.5, which conflicts with the general notes. Please verify the seismic loads used to design the building and revise the general notes to conform with ASCE 7-16. 5. S1.0 - MATERIAL SPECIFICATION: Under the structural general notes, Section M: Rough Carpentry and Plywood, Note 1, the engineer provides material specifications for sawn lumber ledgers and top plates. In addition, please specify the minimum grade required for sawn lumber beams (See Sheet S1.7, Beam (B) Schedule, Beam Type "B4"). 6. S1.1 - DEFERRED SUBMITTALS: Under the general notes, Section Q: Deferred Submittals, the engineer indicates that the design of prefabricated wood I-joists shall be deferred to a specialty engineer. In addition, please revise this list to indicate that design of the pre-fabricated metal building (PFMB) will also be completed as a deferred submittal. The engineer designing the foundation system will assume the role of engineer of record. When the PFMB deferred submittal is ready for submission, the following should be provided: i. All imposed design loads (dead, live equipment, etc.); seismic design data; wind design data; steel material properties; imposed loads on the foundation (both vertical and lateral). ii. Framing plans; cross sections; wall sections; floor and roof details; connections of structural members; types of construction materials. iii. Please also include a letter from the engineer of record stating that they have reviewed the PFMB drawings and have verified the foundation designs, or the EOR may stamp each sheet “approved for design concept” or similar indicating compliance with 2018 IBC Section 107.3.4. 7. S1.5 - CONFIRM DESIGN: Detail 32 on Sheet S1.5 shows a typical opening in wood roof framing. Because the proposed opening interrupts the structural framing members, please add a dimension that indicates the maximum opening width that is acceptable (perpendicular to framing). 8. S1.6 - STRUCTURAL CALCULATIONS, RETAINING WALLS: Details 33 and 40 show typical retaining walls for conditions at varying finished grade height. Please provide structural calculations to support the final design shown. Calculations must include: i. Active soil pressure used for design of walls ii. Applied surcharges from adjacent buildings, parking, etc. iii. Maximum wall height for typical masonry walls at property line (Detail 40) 9. S1.8 - BEAM SUPPORT: Where the roof framing plan indicates a Lintel Type LT3 (HSS6x6x1/4) on Gridline A, please indicate how the steel beam is being supported at the foundation. If steel columns are required, please indicate them on plan. If the steel beam is being supported by cold-formed steel studs, please provide a detail of the connection. 10. S1.8 - MISSING CALLOUT: The roof framing plan shows a proposed steel column above Lintel LT3 on Gridline A that is not labeled. Refer to Detail 207 for more information. Please provide a callout identifying the required column size. 11. S1.8 - LATERAL DESIGN: Please confirm the lateral design of the steel canopy (covered yard area) shown on Sheet S1.8. Reviewer was unable to identify any lateral-force resisting elements east of Gridline D. Confirm that the chosen roofing material (24 ga. standing seam roof) has been designed to transfer shear diaphragm forces, and confirm how these forces are being transferred to the foundation. 12. SS2.0 - STRUCTURAL SLAB ON GRADE: The Warehouse foundation plan indicates a portion of the slab north of Gridline 2 that is being reinforced with macrofiber reinforcing. Use of macrofiber reinforcing is acceptable only for nonstructural slabs-on-grade. However, columns in this area appear to be braced using #4 hairpins transferring force into the slab. If the slab is being relied on for stability of the structure, please provide reinforcement that has been approved for structural slabs. Construction Service is a allowed use in the zone (UDC Table 4.8-5), subject to use specific standard 4.9.13.Q. 1. Zoning has reviewed the building plans for compliance with development package (DP) TD-DEV-0424-00137, and although the plans appear to match until the DP is approved by all review agencies and the following comment is addressed Zoning cannot approve this building plan. 2. The DP was submitted with the use called out as “ADMINISTRATIVE AND PROFESSIONAL OFFICE (PRIMARY) and COMMERCIAL STORAGE”, but the building plans reference “STARK ELECTRIC, INC” who are a locale electrical contractor. Following discussions with the Zoning Administrator, Elisa Hamblin, the primary use on the DP should be Construction Service. The DP will need to be revised. Zoning recommends that you call the office area construction services and a secondary of commercial storage that way the parking can remain as shown. The Zoning Administrator requests that you will contact her and provide additional information on what exactly is going on in the storage area to get a interpretation or determination.
