2. Sheet G0.0: Please amend the plans to provide a Plumbing Fixture Analysis showing the minimum number of plumbing fixtures. IBC 107.2.1, IBC 2902, Table 2902.1 For example, Water Closets, Lavatories, etc
3. Sheet G1.01: Please revise the plans to provide an occupant load analysis. The construction documents (code analysis/code summary sheet) do not include the calculated occupant load(s) for the building/space. Per IBC Section 107.2.1, construction documents shall include the occupant load for each floor/space. Please revise the code analysis to provide:
A. The total number of occupants for the story or floor is shown. IBC 107.2.3
B. The number of occupants is shown for every room and space. IBC 107.2.3
C. The occupant load factor and area are shown for every room and space. IBC 1004.5
D. The occupant load factor used reflects the use/function of the space. IBC 1004.5
E. The total building occupant load.
E. Please revise the code analysis sheet to include this information and resubmit.
4. Sheet G1.01 & Sheet A0.04: The occupant load calculated for the Courtyard will likely exceed 50 occupants. Per IBC 1006.2.1, spaces with an occupant load of 50 or more require a minimum of two (2) exits or exit access doorways. Provide an additional egress door from the Courtyard to satisfy this requirement.
A. Additionally, per IBC 1010.1.2.1, egress doors serving a space with an occupant load of 50 or more shall swing in the direction of egress travel. Ensure the egress doors swing direction on the plans accordingly for all egress doors serving the Courtyard.
B. Per IBC 1010.1.10, doors serving a space with an occupant load of 50 or more shall be equipped with panic hardware or fire exit hardware. Provide panic hardware on all egress doors serving the Courtyard, and update door schedule/hardware sets accordingly.
C. Please revise floor plans, door schedule, and hardware sets to reflect the additional egress door, correct swing direction, and panic hardware. IBC 107.2.1.
6.Please revise the plans to show at least 5 percent, but not less than one, of the dining surfaces for the seating and standing spaces shall be accessible and be distributed throughout the facility and located on a level accessed by an accessible route. IBC 1109.2.1
7. Sheet S1.02: Please revise the Governing Code to be the 2024 IBC

1. Verify circuit rating and requirements for the 40-lb electric Fryer and Pasta Cooker, and correct the provided circuit. Both are connected to circuits 14,16,18. Per the 'GEMS restaurant - Electrical Schedule' on sheet FS 4.0, both of these appliances requires 40A, individually. The provided circuit is only a single 30A supply.
Update electrical load calculations to account for the two appliances on separate circuits. This may require the 500 MCM AL conductors to need up-sizing.
2. WH-1 disconnect switch on Sheet E2 is rated for 30A, while the OCPD for this circuit is rated at 50A. Please correct.
3. Show Panel 'B' as rated for indoor, wet or damp location, next to the mop sink. NEC 408.37.
4. Update General Note N, sheet E2, to include all appliance outlets as listed in NEC 210.8(D). Include a note that GFCI protection devices shall be readily accessible and may require GFCI breakers, NEC 210.8.

07/21/2026 Fire New Construction Standard REQUIRES RESUBMIT -Provide a code analysis that includes all pertinent information (occupancy type, occupant load, exiting width, number of exits required/provided, etc, etc...).
-Provide the type of locking hardware on the door schedule. Include the information for the hardware on the courtyard gate.
-Revise the exiting sheet to include the courtyard. Exit A needs to include the courtyard.
-Sheet G0.02 lists fire alarm as a separate permit. Verify if a fire alarm is being installed. This occupancy might not need a fire alarm. Unable to determine because of missing information in the code analysis.

1. The replacement, relocation and installation of new lighting fixtures requires compliance with the City of Tucson Outdoor Lighting Code.
2. Provide an outdoor site lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan, both new and existing. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
3. List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
4. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation.
5. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
6. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
7. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Include the lumen and color temperature values for each outdoor fixture type.
8. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

Per UDC §3.3.3.G, building permits for sites requiring a Development Package may not be issued prior to DP approval, as the building plans must be consistent with an approved site plan.
