2. SHEET G2.0 PLUMBING FIXTURES CALCULATION
a. Correct entry to indicate 3 Unisex Provided (it shows 6 unisex provided). Where 6 is indicated, please replace it with 3.
3. HOOD
a. Type I hoods shall be secured in place by noncombustible supports. Type I hood supports shall be adequate for the applied load of the hood, the unsupported grease duct systems, the effluent loading and the possible weight of personnel working in or on the hood. IMC 507.2.4
b. Please submit structural calculation and detail drawings as to how the hood is supported from the structure above that sealed/signed/dated by the State of Arizona licensed Structural Egineer.
c. Please submit a wall detail drawing of the wall behind the hood/cooking equipment illustrating the required fire rating on the assembly.
4. Provide illuminated exit signs and emergency lights w/ battery backup over ALL required/approved exit doors. Please ensure the Electrical drawings comply.
5. Please provide a special inspection certificate with Part A, and Part B completed with next submittal. Special Inspection(s) Required (Provide table specific to the project) IBC 1705 This form is available in:

07/23/2026 Commercial Mechanical Standard REQUIRES RESUBMIT 1. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Sections C403.1.1 and C403.3.1, IECC 2024.
2. Provide the integrated energy efficiency ratio (IEER) for AC-5 and AC-6. Reference: Section C403.3.2, IECC 2024.
3. Show that the walk-in cooler and the walk-in freezer meet the efficiency requirements of Tables C403.12.2.1(2) and Table C403.12.2.1(3), IECC 2024. Reference: Section C403.12, IECC 2024.

07/22/2026 Commercial Plumbing Standard REQUIRES RESUBMIT 1. Clarify the reason for specifying an ASSE 1016 automatic compensating valve for individual showers and tub/shower combinations for use at the hand sinks. (Typically, ASSE 1070 thermostatic valves are used for hand sinks.) Reference: Section 303.2, IPC 2024.
2. Clarify why sinks K27 and K-50 have signs reading “Handwash sink only! No food preparation or dishwashing allowed”, but they discharge to grease waste.
3. Correct the reference to the riser diagrams shown on P1.0. Reference: Section 107.2.1, IBC 2024.
4. Provide the sizing calculations for the grease interceptor. Reference: Section 1003.3, IPC 2024, as amended by the City of Tucson

Commercial Building Plan Review – 1st Review

TRANSMITTAL DATE: July 21, 2026

1. COMMENT: Zoning has completed its review of the submitted building plan set and cross-referenced it against the associated Development Package. However, final approval of Commercial Permit TC-COM-0626-00994 cannot be granted until the associated revision to Development Package TD-DEV-TD-DEV-0526-00130 has received full approval and has been issued. Per UDC §3.3.3.G, building permits for sites requiring a Development Package may not be issued prior to DP approval, as the building plans must be consistent with an approved site plan. Please resubmit for final approval once the Development Package has been approved and issued by all applicable reviewers. For final approval, ensure the building plans match the approved DP regarding footprint, proposed height, and square footage, and that the downspout and structure drainage systems shown in the building plans are consistent with those depicted in the Development Package plan set.

2. COMMENT: Provide this TC-COM-0626-00994 permit number and the associated development package case number, TD-DEV-0526-00130, adjacent to the title block on each sheet.

3. COMMENT: Per UDC Table 6.3-2.A, the Non-Residential Use adjacent to Residential Zone (R-3) setback is 10’-0” or ¾ Height of the proposed wall height, whichever distance is greater. Per the 2/x1.1 site plan and 2/a4.0 elevation (adjacent to West Property Line) the proposed height is 17’-0” requiring a 12’-9” building setback. Currently, per the site plan, this dimension is closer to 10’-4”+/-. Be sure to update this permit and the TD-DEV-0526-00130 permit.

1. COMMENT: In contrast to UDC 6.6.2.I standard, the proposed heights of the gates and fence on the x1.2 sheet appear to exceed this standard:

The maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard.)

A. Over 6'-0” and up to 8'-0” tall and not meeting 75% unobstructed view criteria - A Design Development Option (DDO) Special Application Zoning Approval Process is required. This is an Administrative Review process with public notice.

B. A 7’-0” tall wall must be structurally engineered by a state registered professional.

C. Over 8'-0” up to 10'-0” tall and not meeting 75% unobstructed view criteria - A Board of Adjustment Variance is required. This is a public hearing process with public notice.
