Building Review Comment
1. Sheet g1.0: The list of applicable codes contains several illegible entries, includes references to the 2012 editions of the IBC and IECC, and incorrectly identifies the ICC A117.1 standard as the 2027 edition rather than the 2017 edition. Please revise the code summary to clearly identify all applicable codes and standards, remove outdated code references, and verify that the correct editions are listed. Provide a legible and complete code analysis in accordance with IBC Section 107.2.1.
Building Review Comment
2. Sheet g1.0: Please amend the Sheet Index, and plan set configuration, to accurately reflect all sheets included within the scope of this permit. Several sheets listed in the Sheet Index are not included in the submitted plan set, including but not limited to, Sheets a9.4, a10.2, H1.13, es102, and all eleven of the Telecommunications sheets are listed in the sheet index but not included in the submitted plan set. Conversely, sheets a2.5, a2.6, a2.7, a2.8, and a2.9, appear to be referenced but are not accounted for within the plan set. Please provide all missing sheets or revise the Sheet Index accordingly. Ensure that all sheets are consistently identified, coordinated, and accurately referenced throughout the construction documents. This information is necessary to clearly define the scope of work and facilitate a complete plan review. IBC Section 107.2.1.
Building Review Comment
3. Sheet g.2: Please revise the code analysis to clearly identify the type of fire sprinkler system and fire alarm system proposed for this project (e.g., NFPA 13, Automatic Fire Alarm System, Emergency Voice/Alarm Communications System, etc.). This information is required for permit documentation and record keeping. Provide the revised code analysis in accordance with IBC Section 107.2.1.
Building Review Comment
4. Sheet g2.1: Please provide the total design occupant load for the building. Please add the subtotals for the different areas and provide the sum on the construction drawings. This information is required for accurate inclusion on the Certificate of Occupancy. IBC 107.2.1
Building Review Comment
5. Sheet g2.2: Please revise the floor plan for Electrical Room #0037 to demonstrate compliance with the required means of egress from the electrical equipment working space. It appears two egress doors are required. IBC 1006.2.2.4 and NEC Section 110.26.
Building Review Comment
6. Sheet g2.2: Please revise the plans to identify Corridor 0093 as an Exit Passageway rather than a corridor, as a corridor cannot extend the interior exit stairway to the exit discharge.
An Exit Passageway is permitted to provide a continuation of an Interior Exit Stairway when it is constructed in accordance with IBC Sections 1023.2, 1023.3.1, and 1024, forming a continuous protected path of egress. Additionally, the exception to IBC Section 1023.3 permits an exit passageway to extend an interior exit stairway to the exit discharge or public way.
Please revise the room designation and provide any additional details necessary to demonstrate compliance with the applicable provisions of 2024 IBC Sections 1023 and 1024.
Building Review Comment
7. Sheet g2.2: Please revise the plans to show the missing 2-hour fire-resistance-rated wall separating Meeting Room 0006 from Corridor 0093 (Exit Passageway), as required by IBC Section 1024.1.
Building Review Comment
8. Sheet g2.2: Please revise the plans to add missing 2-hour wall between Stair 0001 and Meeting Room 0002
Please treat this as a typical comment and verify that all required fire-resistance-rated walls are clearly identified and consistently shown throughout the construction documents, including the appropriate wall type designations and references to the applicable rated wall assemblies. IBC 107.2.1
Building Review Comment
9. Sheet G2.2: Please revise the plans to clearly indicate the type of egress doors provided at the lower-level West main exit. The plans currently have an annotation identifying the doors as automatic sliding doors, while the floor plan graphics and door schedule depict side-hinged swinging doors. Revise the drawings so that the door symbols, door schedule, and associated notes are consistent and accurately represent the proposed door type. IBC 107.2.1
Additionally, please consider using the same or similar egress capacity symbol at each exit door that is currently used for the exit stairways. Identifying the maximum egress capacity of each exit door on the life safety plan is very helpful during plan review. While the planned occupant distribution is appreciated, indicating the maximum capacity of each exit allows the reviewer to efficiently evaluate alternative egress scenarios, such as when one or more exits may be unavailable due to a fire or other emergency, and to verify compliance with the required means of egress capacity.
Building Review Comment
10. Sheets g2.2-g.10 and Sheets a1.0-a1.10: Please review all applicable drawing sheets and add the required symbols identifying fire-resistance-rated wall assemblies, shafts, stair enclosures, trash chutes, and other fire-resistance-rated elements wherever they are missing. Revise the drawings to clearly and consistently identify these features throughout the construction documents in accordance with IBC Section 107.2.1. This is extremely helpful when cross-checking egress path, doors and hardware
Please treat this as a typical comment and verify that all required fire-resistance-rated walls are clearly identified and consistently shown throughout the construction documents, including the appropriate wall type designations and references to the applicable rated wall assemblies. IBC 107.2.1
Building Review Comment
11. Sheet g3.0-g1.10: Please update the fire stop systems provided with the current versions of fire stop systems. (e.g., putty pads, firestop sealants, collars, or sleeves, as applicable). IBC Sections 714 & 715
A. Additionally, please ensure there is a fire stop system for the electrical receptacles as well as joints.
Building Review Comment

The submittal shall include, at a minimum, the supporting structure, attachment and anchorage details, overhead track system, framing, imposed loads, and the method by which the loads are transferred to the primary structural system. Calculations shall be prepared and sealed by the registered design professional responsible for the structural design, as applicable.
This information is required to demonstrate compliance with 2024 IBC Section 107.2.7, which requires sufficient construction documents to verify the adequacy of the proposed structural design.
Building Review Comment
13. Sheet a1.4: Please provide construction drawings and details for the shower enclosure and indicate the dimension of the shower door in the Suite Bathroom area. IBC 107.2.1
Building Review Comment General Note
14. Sheet a1.0: Please provide enlarged, fully dimensioned plan and elevation drawings for each accessible restroom fixture, including the accessible water closet, lavatory, and accessible shower with the required folding seat (bench). The drawings shall clearly identify all required dimensions and features necessary to demonstrate compliance with the accessibility requirements, including but not limited to:
• Required clear floor spaces and fixture clearances
• Front or parallel approach, as applicable
• Maneuvering clearances
• Knee and toe clearances
• Grab bar locations and dimensions
• Mounting heights
• Fixture rim and seat heights
• Control locations and operability
• Required accessories and their mounting locations

The submitted details shall demonstrate compliance with the applicable provisions of 2017 ICC A117.1, including, but not limited to, Sections 604 (Water Closets), 606 (Lavatories and Sinks), and 608 (Shower Compartments). Provide sufficient dimensions and details to clearly verify compliance with all applicable accessibility requirements.
Building Review Comment
15. Sheets a9.0-a9.3 Please note or otherwise indicate on the plans how the joints, through and membrane penetrations are to be fire stopped. Currently the notes associated with the wall sections indicate non-hardening caulk: However, a listed fire-resistant joint system is required by IBC 715 for fire-resistance rated assemblies. Please provide a note or refer to a detail within this plan set for joints. Additionally, please indicate how shower valves penetrating fire-resistance rated walls are fire stopped. IBC 714 & IBC 715
