1. DOOR C
a. Please see Fire Department comment regarding door C being used as a means of egress.
2. EGRESS PLAN
a. This means of egress plan is showing the previous floor plan. Please correct to reflect the proposed floor plan. Please correct the paths to match the new floor plan and correct the path of travel lengths.
3. RECEIVING
a. Egress through intervening spaces. IBC 1016.2 Means of egress are not prohibited in Group M occupancies where all of the following are met:
i. The stock is of the same hazard classification as that found in the main retail area.
ii. Not more than 50 percent of the exit access is through the intervening space.
iii. The intervening space is not subject to locking from the egress side.
iv. There is a demarcated, minimum 44-inch-wide aisle defined that will maintain the required width and lead directly from the retail area to the exit without obstructions. Please reflect this on your floor plan and show the dimensions.
4. OFFICE TABLE/WORKING TABLE/CASH REGISTERS
a. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers. The tops of work surfaces 902.4: shall be 28 inches min and 34 inches max above the floor. Parallel approach 904.3.2: the public use side of the counter surface 36 inches in length minimum. Forward approach 904.3.3: the public use side of the counter surface 30 inches minimum in length. Knee clearance 306.3: between 9 inches and 27 inches above the floor. Maximum depth 306.3.2: extend 25 inches maximum under an element at 9 inches above the floor. Minimum depth 06.3.3: Where clear floor space complying with Section 305, the knee clearance shall be 11 inches minimum in depth at 9 inches above the floor, and 8 inches minimum in depth at 27 inches above the floor.
b. Please provide drawings illustrating the above.
5. BREAKROOM/RESTROOMS
a. The lavatory faucet shall be a metering faucet. The metering faucet shall dispense a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds for accessibility. Reference: Section 412.11, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 2. Water supply and drain pipes under lavatories shall be insulated to protect against contact per ANSI 606.6 complying to clearances shown on Figure 606.3 ICC A117.1
b. Please specify this with your plumbing fixtures.

07/07/2025 Fire New Construction Standard REQUIRES RESUBMIT -Egress plan needs additional information. Exit "C" appears to be the loading dock. Include the following measurements, diagonal of the building, separation of exits. OL is over 500 which requires three exits per IFC Table 1006.3. Exits cannot be overhead roll up doors. The rear exit cannot be located in a stock/storage room unless it complies with all the requirements of IFC 1016.2 #6 with exceptions.
-Include fire alarm information. Does it have an existing building fire alarm or will it be installed. A building fire alarm is required per IFC 907.2.7.
-Update the door schedule once you resolve the exiting. All exit door hardware shall comply with IFC 1010.
-Include all information regarding hazmat materials. Type, quantities, etc... You show hazmat and 55 gal drums on your drawings.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the C-1 zone (UDC 4.7.20). General Merchandise Sales w/ Salvaging and Recycling as an accessory use is a permitted use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 4.9.9.B.3, 4.9.13.O and 4.9.5.G.1 & .3

1. Based on the Saver operation at 5845 E. Broadway Blvd. it does not appear that the proposed use can meet the requirements of Use Specific Standards 4.9.5.G.1 & .3. Either clearly demonstrate how the requirements of Use Specific Standards 4.9.5.G.1 & .3 are met, or provide a written determination from the COT Zoning Administrator that clearly allows the proposed use on this site.
