Please indicate that the automatic fire sprinkler system [2018 IBC Sec. 903] and fire alarm system [2018 IBC Sec. 907] are to be provided as part of this project and are to be submitted as a separate permit (not a deferred submittal). 2. Note on the cover of the drawings that special inspection is required for earthwork, concrete, epoxy and expansion anchors, cold-formed steel deck, high-strength bolts, field welding, masonry. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form. 3. Please provide Geotechnical report #63025041 referenced on Sheet S1.0 of the structural plan-set. Sheet A0.0 1. The Building Code Appeal Narrative indicated on this sheet presents multiple concerns: a. Please clarify the type of stairway you will be using that fits one of the many methods presented in Chapter 10 of the 2018 IBC. “Fire stairs” is not verbiage contained in the building code. b. Section 1023.7 referenced in the narrative refers to interior exit stairways, but this section does not include an exception as indicated. This stairway design does not meet the definition of an interior exit stairway as well. I believe the intent of this design is an exterior exit stairway which is referenced in Section 1027 and includes the exception noted on Sheet A0.0 in Section 1027.6. However, this building does not qualify for the exception for separation of the interior of the building as it is a Group R-2 Occupancy. The R-3 referenced in the appeal is based on zoning use. c. Exterior exit stairways also require a minimum 10’ fire separation distance per. Section 1027.5 and the west side stairway only indicates 7’ per the site plan. d. Has an appeal to the building official been submitted for this project? Sheet A1.1 1. The Floor Plan for the 2nd story does not appear to indicate the other exits for the rest of the sleeping units or the balcony that currently exists to the north and west of the building. Please include all exits and the existing balcony on the 2nd story floor plan to ensure compliance with means of egress. Sheet A3.0 1. Please indicate barriers under the stairs where vertical clearance is less than 80”. [Ref. ICC A117.1-2009 Sec. 307.4] 2. Please indicate guards on the open-sided walking surface of the staircases and the second story. Please be sure to detail guard height and opening limitations. [Ref. IBC 2018 Sec. 1015] 3. This site is located in the R-3 zone (UDC 4.7.12). Group Dwelling is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved.
