| 07/23/2025 | Commercial Building Standard | REQUIRES RESUBMIT | July 23, 2025 2nd Review RJDG Collaborative Attn: Maritza Reyes-DiCenso 8987 E. Tanque Verde Rd. #403 Tucson, Arizona 85749 Re: SIGMA KAPPA SORORITY ADDITION City of Tucson Permit Number: TC-COM-0625-01147 Stantec Project Number: 185215066 Stantec File Number: TUC-25-068 Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. PLEASE send all response to comments back to the City through the permit portal! Responses sent directly to Stantec will be ignored. Also, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please cloud and delta all changes and provide a letter with a written response to each of the comments indicating the action taken. The scope of this review covers the architectural, structural, plumbing, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Occupancy Group Construction Type Area (Square feet) Occupant Load Automatic Fire Sprinklers Fire Alarms R-2 V-B 640 40 Yes Yes Separate Permits: Automatic fire sprinklers and fire alarm. Deferred Submittals: None. Special Inspections: Earthwork, concrete, epoxy and expansion anchors, cold-formed steel deck, high-strength bolts, field welding, masonry. ARCHITECTURAL COMMENTS General 1. Previous Comment: Please indicate that the automatic fire sprinkler system [2018 IBC Sec. 903] and fire alarm system [2018 IBC Sec. 907] are to be provided as part of this project and are to be submitted as a separate permit (not a deferred submittal). Still Required: The fire sprinkler and alarm were removed from the deferred submittal section but were not indicated as a separate submittal as requested. 2. Addressed. 3. Addressed. Sheet A0.0 1. Previous Comment: The Building Code Appeal Narrative indicated on this sheet presents multiple concerns: a. Addressed. b. Previous Comment: Section 1023.7 referenced in the narrative refers to interior exit stairways, but this section does not include an exception as indicated. This stairway design does not meet the definition of an interior exit stairway as well. I believe the intent of this design is an exterior exit stairway which is referenced in Section 1027 and includes the exception noted on Sheet A0.0 in Section 1027.6. However, this building does not qualify for the exception for separation of the interior of the building as it is a Group R-2 Occupancy. The R-3 referenced in the appeal is based on zoning use. Still Required: This comment was only partially addressed. The openings from the interior of the building to the exterior exit stairs are not rated. The doors and sidelites must be rated a minimum of 1-hour. [Ref. IBC 2018 Sec. 1027.6 & 716.1(2)] c. Addressed. d. Previous Comment: Has an appeal to the building official been submitted for this project? New Comment: Since an appeal was never officially submitted or required to the City of Tucson Building Official, please remove the building code appeal titles in the headings from this page. Please also remove the narrative that this project qualifies for the separation exception 1027.6 (incorrectly stated as 1023.7 in the narrative) as it does not. Sheet A1.1 1. Addressed. Sheet A3.0 1. Addressed. 2. Addressed. 3. Addressed. STRUCTURAL COMMENTS There are no comments. PLUMBING COMMENTS There are no comments. ELECTRICAL COMMENTS There are no comments.
