07/01/2025 Commercial Mechanical Standard REQUIRES RESUBMIT 1. Condensate drains shall be terminated at an approved disposal location, not onto the roof deck as shown in detail 15/P7. Reference: Section 307.2.1, IMC 2018, as amended by the City of Tucson.
2. The population used for determining the required ventilation for RTU-1 is incorrect. (((20)(1145))/1000) =22.9 not 21
3. Show that the proposed HVAC equipment meets the minimum performance requirements of Section C403.3.2, IECC 2018. Table C403.3.2(1) requires the specified rooftop units to satisfy both the EER and the IEER minimum efficiencies. Reference: Section C403.3.2, IECC 2018.
4. Verify that the walk-in cooler and the walk-in freezer meet the efficiency requirements of Section C403.10.2.1, IECC 2018.
5. Provide information on the sequence of operation for the restroom exhaust fan to show that all of the air supplied to the restrooms will be exhausted. The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2018.
6. Show how the transfer duct connecting the Office (RTU-2) with the kitchen (RTU-1) will not allow recirculation of the air from RTU-1 to RTU-2. Reference: footnote b, Table 403.3.1.1, IMC 2018.
07/01/2025 Commercial Plumbing Standard REQUIRES RESUBMIT 1. For the use of PEX tubing, provide a branch tube sizing chart showing the correct size of PEX tubing to be used as a substitute for the copper pipe shown on the drawings. Reference: Sections 303.2 and 604.3, IPC 2018.
2. The design of the water heater piping, with a shutoff valve located between the water heater and the expansion tank, makes it impossible for the expansion tank to accommodate the thermal expansion of the water in the water heater, as intended by Section 607.3, IPC 2018. See detail 20/P7 which shows two shut off valves between the expansion tank and the water heater. Reference: Section 303.2, IPC 2018.
3. The developed length of the hot water supply piping appears to be greater than fifty feet; provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2018 and C404.5, IECC 2018.
4. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018 (e.g. 24” for ½” supply pipe).
5. Provide separate indirect waste pipes for the ice machine and the ice bins to protect against cross-contamination or fouling. See Waste & Vent Isometric/P6. Reference: Section 801.2, IPC 2018.
6. If the 3-compartment sink is used only for washing, rinsing, and sanitizing utensils used for food service, the sink shall drain indirectly to the grease interceptor with an air gap or an air break. If, however, the 3-compartment sink is also used for the preparation of food items, separate indirect waste pipes shall be provided for each compartment to protect against cross-contamination or fouling and each indirect drain shall terminate with an air gap. See detail 7/P7. Reference: Sections 801.2, 802.1.1, and 802.1.7, IPC 2018.
7. Verify the location of the proposed indirect waste receptor, P-14, is visible for inspection and has ready access for cleaning. See detail5/P7. Reference: Section 802.4, IPC 2018.
8. Verify that the roof drains used for the secondary (overflow) roof drainage system conform to ASME A112.6.4 or ASME A112.3.1 (i.e. Roof drains are required to have either a dome or grate covering the opening). See detail 20/A4. Reference: Section 1102.6, IPC 2018.
9. Clarify the termination point for the building storm drain shown in detail 21/P7; the civil plans do not indicate the presence of a storm sewer system. Reference: Section 1101.2, IPC 2018.

1. Provide an outdoor site lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
2. List the Lighting Area per OLC chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
3. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
4. Fixtures installed under canopies and overhangs. Outdoor lighting fixtures shall not be counted in determining the total light output when they are full cutoff light fixtures installed under canopies, building overhangs, or roof eaves, OLC 401.2.1(3).
5. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

07/01/2025 Water - PDSD Standard REQUIRES RESUBMIT The civil plans, TD-DEV-1224-00346, state that an existing 2” water service and a 2” water meter will remain to serve the building but the Basic Information, shown on sheet T1, calls for a 1-1/2” water service and a 1-1/2” water meter. Sheet P3, Construction Notes, calls for a new water meter to be installed. Coordinate the architectural, civil, and plumbing drawings, Reference: Section 107.2.1, IBC 2018.
06/11/2025 Fire New Construction Standard REVIEW COMPLETED 1. The kitchen fire suppression system requires a separate submittal and permit.
2. The CO2 system requires an operational permit
3. fire extinguishers shall comply with section 906 of the 2024 IFC
