06/20/2024 | External Reviewers - SAFEBuilt | REQUIRES RESUBMIT | Structural(S) Reviewer Madeline Nelson mnelson@safebuilt.com Denied Reason: Date Completed : 6/15/2024 5:52:42 PM 1. GENERAL - UPDATES: For project updates, please submit sheets with all changes clearly marked in revision clouds. Please provide a written response to each comment; updates without a clear response to all comments may not be reviewed. If you have any questions regarding the comments, you may contact me directly. Updates may result in additional comments. 2. GENERAL - DEFERRED SUBMITTALS REQUIREMENTS (For Record Only): The engineer has indicated that the open-web wood joists and pre-engineered canopies shall be submitted as a deferred design. Please note that IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official. The IBC further requires the following procedure be followed when permitting deferred submittals: i. All submittals shall first be reviewed by design professional in responsible charge. ii. Design professional shall affix a notation that the deferred items are in general conformance with their design of the building. iii. They shall then be submitted for review by the building official. iv. No structural elements shall be installed until approved by building official. 3. GENERAL - GEOTECHNICAL REPORT: Please provide a copy of the site-specific geotechnical report referenced in the structural general notes, Sheet S4.0. The report should support the appropriateness of the selected foundation system for the project site. All building code references must be updated to the current code adopted by the City. 4. S4.0 - CURRENT CODE: The currently adopted building code for the City of Tucson is the 2018 International Building Code. Please update the structural general notes and the structural calculation package to reflect this code. 5. S4.0/SD1 - STATEMENT OF SPECIAL INSPECTIONS: The structural general notes provide information on special inspections that is incomplete. Per the 2018 International Building Code, Section 1704.2.3, along with the construction documents, the applicant shall submit a Statement of Special Inspections as a condition for permit issuance. A full list of what this statement shall include is provided in IBC Section 1704.3.1. Highlights include: i. Statement shall identify the materials and work required to have special inspections or tests, ii. The type and extent of each inspection, and iii. Identification as to whether each inspection shall be performed continuously or periodically, as defined by the IBC. 6. S1.0/S2.0 - MISSING INFORMATION: The Foundation Plan, S1.0, and structural Details 6 & 7/S2.0 indicate a recessed slab and a floating slab below the proposed freezer. Please indicate, either on plan or in the details, how these slabs are being reinforced. Note: required thicknesses of both slabs have been provided in Detail 7/S2.0. 7. S2.0 - CONCRETE REINFORCEMENT: Detail 1/S2.0 shows a typical 6" stem wall at the exterior of the building. The callout indicates that this stem wall is reinforced with #5 vertical bars at 48" o.c. This area of steel does not meet the minimum area requirements for Temperature and Shrinkage reinforcement called out in ACI 318, Section 24.4.3.2. Please confirm the design intent, and if necessary, revise the specified reinforcement to meet the ratio of 0.0018 (Area of steel : Area of concrete) for 60 ksi rebar. 8. S3.0 - CONFIRM DESIGN: Detail 6/S3.0 is cut on the Roof Framing Plan, S2.0, on Gridline D between Gridlines 1 & 2. The detail shows a transition from metal-stud to wood-stud wall framing, where an HSS beam interrupts the wall at roof height. The result is a "hinge point", wherein the wood-framed parapet is cantilevered off the top of the HSS beam. Such a condition requires either a moment connection where the wood studs meet the beam, or a second point of contact to support the parapet (ie. a kicker). Please confirm the design intent and reissue the detail showing how the parapet has been designed to resist wind loads. Additional calculations may be requested to support the final design. 9. S3.2 - CONFIRM DESIGN: Detail 5/S3.2 is cut on the Roof Framing Plan, S2.0, at the western exterior of the building. The detail shows balloon framing of the exterior wall, with the high roof sawn lumber joists supported on a continuous 2x6 ledger. The ledger is fastened to the exterior wall with 16d nails in contrast to typical detail 3/S3.0, which calls for lag screws in a similar configuration. Please confirm that common nails will provide adequate pull-out capacity to resist parapet wind loading. Calculations may be requested to support the final design. 10. SD1 - MISSING INFORMATION: The information provided on site structure foundations is currently incomplete due to a printing error. A portion of the footing schedule provided has been cut off or obscured. Please reprint this sheet and resubmit.
