Clarify the clear opening width in the hallway outside of the new restrooms on the floor plan sheet A3. The dimension indicates 4”-4 ¼” between the walls however it appears that the seating is blocking to area. 3. The floor plan notes indicate 5% of the seating to be accessible, however the location of the accessible table area shown on the floor plan sheet A3 is not on an accessible route. Locate the assessable seating to the left side of the table next to the main route. 4. The exit plan on sheet A3.1 shows the back kitchen door as being the second exit. This door does not go directly to the exterior however and is shown going into an existing hallway. Clarify if the hallway is fire rated or increase the exit distance to include this length in the calculations. 2018 IBC 1028.1. 5. Indicate the width of the rear corridor at the back kitchen door and show the clear width required for exiting. The existing tenant door does not appear to meet the requirements of an exit door with its current hinged swing. The doors when fully opened may not reduce the required corridor width by more than 7”. 2018 IBC 1005.7.1. If the door is opened more than 90 degrees, it will block the neighboring tenants exit door. Clarify how this door meets the minimum requirements or indicate how the door will be modified.
