08/04/2023 | Commercial Structural | REQUIRES RESUBMIT | Assuming that you are able to resolve the zoning issues with the Zoning Department, submit your revised drawings along with a detailed response letter, which states how all Building Review Section comments were addressed. 1. We will agree with your proposal of using IBC 406.5 in determining that this parking canopy is an open parking garage using Type I, II or IV construction, that IBC Table 602 exemption C shall not require a fire-resistance rating. 2. However the roof edge is simply the edge of the roof eave, IBC Table 705.2 is to be complied with and projections is to be addressed. 3. You mentioned variance DDO-10-24 reducing the setback to 6 ft on the East property line. In this location, IBC Table 705.2 allowed projection shall apply. You will find that the City of Tucson's Unified Development Code Article 6.4.5.D.1.b will be more stringent where you will be allowed 2 feet of roof overhang into the 6 foot perimeter yard setback. Please correct your drawings to reflect this requirement. 4. Assuming that your request to reduce the setback down to zero at the north property line abutting the property addressed 1020 N TYNDALL AV is approved, IBC Table 705.2 shall apply. The minimum 24 inches from roof edge to property line shall apply. 5. The proposed gutter is too low relative to the top edge of the eave. During heavy rain volume, the water will fly over the gutter outer edge and into the neighboring property. Raise the gutter to address this issue. 6. An Arizona Registrant shall be required to seal/sign/date the Architectural sheets, please comply to this City of Tucson requirement. 7. Detail 101/S002 does not indicate the location vertically of the footing into native soil. Please comply to the building code requirement or Structural Engineer shall specify this requirement. 8.
