Please revise the sheet index or plan set configuration to ensure it includes all sheets in the plan set and that the titles and numbering match the corresponding sheet labels. Sheet P6.0 is listed in the Sheet Index but does not appear to be in the submitted plan set. Provide a complete and consistent index for the entire set. Per IBC Section 107.2.1. 2. Please expand on the deferred permit description to add “plans & Structural Calculations to the end of Pre-engineered Metal Building Construction” IBC 107.2.1. 3. Please revise plans to indicate Hazardous Materials Inventory Statement (HMIS) for this project in accordance with International Building Code (IBC) Section 414.1.5 and International Fire Code (IFC) Section 5001.5, and shall include the following: A. Storage and use locations, including identification on the floor plan B. Identification of any spill control measures, secondary containment, explosion control, or other safeguards required as a result of the hazardous materials inventory. C. Please clearly demonstrate compliance with applicable MAQs per control area and identify any required hazardous occupancy classification(s) or fire protection features triggered by the quantities provided. 4. Please indicate whether the storage rack system will be submitted as a deferred submittal. If so, clearly identify the rack system as a deferred submittal on the construction documents in accordance with the applicable code requirements. Otherwise, provide complete plans, calculations, and supporting documentation for the storage rack system as part of this permit review. 5. Please provide the applicable ICC-ES Evaluation Service Report (ESR) number(s), or equivalent documentation from an approved evaluation agency, for the proposed Exterior 6. Insulation and Finish System (EIFS) and manufactured thin stone veneer. The submitted documentation shall demonstrate code compliance, identify approved installation methods, and verify that the products are suitable for the intended application. IBC Section 107.2.1. 7. Please revise the plans to clearly identify and specify the code basis and purpose for the 3-hour fire-resistance-rated partition/fire barrier shown on the drawings/code analysis. Indicate the applicable code section(s) requiring the 3-hour rating and describe the condition or occupancy separation being provided. This information shall be clearly noted on the plans to demonstrate compliance with the 2024 IBC and to facilitate plan review. IBC 107.2.1 8. Please revise the plans to demonstrate that all joints and voids occurring at the intersections of fire-resistance-rated assemblies are protected with approved firestopping systems. Provide construction details identifying the specific UL-listed (or other approved equivalent) firestop systems to be used at these locations, including the applicable system design numbers and installation requirements. Details shall clearly indicate the firestopping materials and assemblies used to maintain the required fire-resistance rating of the wall, floor, ceiling, and roof assemblies. Examples include, but are not limited to, firestop sealants, and joint systems. IBC Sections 707.8 and 707.9. Accessibility 9. Sheet A4.0 & A4.1 Detail 2: Men’s accessible stall does not appear to be large enough for 67” circular turning space. 2017 ICC A117.1 304.3.1.1 Please revise drawings. Structural Calculations – Page 49, SK-1 Foundation Key Plan 10. The Foundation Key Plan on Page 49 (Sheet SK-1) of the structural calculations does not appear to be consistent with the foundation plan shown on Sheet S1.0 of the construction drawings. For example, at grid intersections 1A and 1.4A, the construction drawings indicate Footings F-4 and F-5, respectively; however, the Foundation Key Plan in the structural calculations only identifies a footing at location 1A. 11. Please review and revise the structural calculations and/or construction drawings as necessary to ensure that all foundation locations, footing types, and related information are consistent throughout the entire permit submittal package. Consistency between the calculations and the construction documents is required for plan review and inspection purposes. Structural Calculations – Pages 52–53, Footing Detail Report (FT2) 12. The footing dimensions shown in the FT2 Detail Report on Pages 52–53 of the structural calculations do not appear to match the Foundation Schedule on the construction drawings. Specifically, the FT2 Detail Report indicates a footing size of 5'-6" x 5'-6" x 24" deep, while the Foundation Schedule on the construction drawings identifies the corresponding footing as 7'-6" x 7'-6" x 2'-8" deep. A similar discrepancy appears to exist for FT1. 13. Please provide footing detail reports and supporting calculations for Footings F-1 through F-5 and revise the structural calculations and/or construction drawings as necessary to ensure that footing sizes, depths, reinforcement, and designations are consistent throughout the entire permit submittal package. The Foundation Schedule on the construction drawings shall match the footing details and supporting calculations. Special Inspections 14. Please provide a list of all required special inspections on the cover sheet of the construction documents. Identifying the required special inspections on the cover sheet increases awareness among all project stakeholders and helps facilitate compliance with the special inspection requirements of the building code. Please ensure the list is consistent with the Statement of Special Inspections and all applicable requirements of the adopted code. (IBC Section 1704) 15. Please note the 2024 IBC requires special inspection of Pre-Engineered Metal Building erection. IBC 1705.2.6 16. Please provide a project specific statement of special inspections for this project, stating requirements for the special inspections and required tests. Provide justification for installing RTU-1 which has a cooling capacity that exceeds the cooling load shown in the submitted calculations. Reference: Section C403.3.1, IECC 2018. 2. Sheet P2.0 calls for water supply for a roof-mounted evaporative cooler located near column C3. This unit doesn’t appear on the mechanical plans. Coordinate the plans. Reference: Section 107.2.1, IBC 2024. 3. Show that the HVLS fan is being installed in accordance with the conditions of its listing and the manufacturer’s installation requirements with regard to its proximity to the supply air drop box for RTU-2. Reference: Section 304.1, IMC 2024. 4. Provide calculations demonstrating adequate ventilation for the occupied spaces using the current code. Reference: Section 403.2, IMC 2024. 5. Revise the sequence of operation for the restroom exhaust fan so that all of the air supplied to the restrooms will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). Reference: Footnote g, Table 403.3.1.1, IMC 2024. 6. The sequence of operation for exhaust fans EF-5 and EF-6 provides for full exhaust airflow when activated by the CO and NO2 sensors as described in Section 404.1, IMC 2024. The sequence of operation, however, omits the required standby operation of 0.05 CFM per square foot of the floor area served. In addition, Note 7 of the exhaust fan schedule allows for a hand on/off/auto switch tied to a time clock. At what times will there be no vehicles parked in the shop area? Reference: Section 307.4, IPC 2024. 3. Termination of the excess pressure relief from the water heater over an elevated service sink is not an approved location. Reference: Section 504.6 (6), IPC 2024. 4. Provide metering faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10 seconds. Reference: Section 604.4, IPC 2024 and Section 606.4, ICC/ANSI A117.1-09. 5. Provide a full-open valve for the water service at the building entrance. Reference: Section 606.1(2), IPC 2024. 6. Revise the water heater installation detail to show no valves located between the water heater and the thermal expansion tank. Reference: Section 607.3, IPC 2024. 7. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5.1, IECC 2018. 8. The installation of the sand/oil separator appears to serve only the detail area and not the entire shop area. Explain how this meets the intent of Section 1003.4.2.2, IPC 2024. Provide calculations to show that capacity of the proposed sand/oil separator complies with the requirement of Section 1003.4.2.2, IPC 2024. Number the light fixtures on your lighting fixture table and use the same number on your site plan. 3. Provide a consistent fixture label and number of fixtures. Each sheet that shows outdoor lighting fixtures has a different number and label. (E1.2 shows 14 Fixture ‘E’ on the building, E1.1 shows 14 ‘FE’ fixtures, E1.0 shows 12 Fixture ‘E’. And the Outdoor lighting calculations sheet shows 9 ‘*E’ (GE, FE) fixtures. 4. List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1. (Use the Tucson Outdoor Lighting Calculations sheet as an example, but that particular sheet is for residential properties. Please provide a similar or an edited sheet for commercial sites using Table 401.1 to show Lumens/acre and compliance options selected. ) 5. Clearly show and provide the devolved area being used as part of your lumens/acre calculations. The area provided on the Tucson Outdoor Lighting Calculations sheet does not match the architectural sheets developed area. 6. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation. 7. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. 8. Show lamps with a maximum of 3500K color temperature, OLC 402.1. 9. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Per UDC §3.3.3.G.2.c, A full DP submittal meeting the requirements for Commercial/Industrial sites is required, and must include at minimum: a site plan drawn to scale showing all proposed and existing improvements, property line and setback dimensions, vehicular use areas, and adjacent streets; a grading and drainage plan with supporting drainage report addressing on-site retention/detention and off-site discharge per City of Tucson Drainage Design Standards; a geotechnical (soils) report addressing soil suitability, bearing capacity, and any special foundation recommendations; a landscape and irrigation plan meeting Landscaping requirements; and utility plans showing water, sewer, and any required easements or extensions. a. Please coordinate through email to confirm any additional studies required based on site conditions & reviewer comments. Note that the Development Package is a separate permit submittal, and must be processed independently of, the building plans. 2.
