The work includes the addition of a separate Jeep showroom and the enclosure of two existing canopies to create an interior Service Drive and New Vehicle Delivery, respectively. Interior customer-facing areas will receive a reconfigured floor plan, new finishes, and new lighting. Back-of-house updates include a new owner-provided parts storage platform in the existing parts area, and renovated tech locker rooms. The scope of work includes a new Express Service building with service, wet and dry detail bays. This includes restrooms, lockers, and breakroom for the shop staff. This building is considered as part of Unlimited Area Building described in the code analysis and is fully sprinklered. Exterior site improvements and building signage to be submitted under a separate permit. 75,895 sf is the entire existing + new building square footage, including the new express building. Upon review of issued Development Package TD-DEV-0425-00011 in conjunction with the proposed revisions submitted under Commercial Permit TC-COM-0525-01025, Site Engineering has identified discrepancies between the two plan sets. Notably, the commercial building plan set does not appear to be consistent with the approved Development Package, including but not limited to the Conex container relocation, proposed (revised) downspout locations as shown on Sheet A400. The applicant shall pursue one of the following paths to resolution: a. Revise the Commercial Plan Set to Conform with the Approved Development Package. The commercial building plan set shall be revised to reflect what was approved under TD-DEV-0425-00011. This includes buildings footprints, dimensions, square footages, and downspout locations. a. Revise the Development Package to Reflect the Intended Scope. If the applicant wishes to proceed with the design as shown in the commercial plan set, a revision to Development Package TD-DEV-0425-00011 must be initiated. The moved Conex container should be included in all site calculations as well as proposed new location, along with showing the downspouts on the associated grading plan sheet. Please be advised that Site Engineering will be unable to grant final approval to TC-COM-0525-01025 until the Development Package revision has been reviewed and approved by all applicable reviewers. |

Vehicle rental and sales is a permitted use in the zone (UDC Table 4.8-4) subject to Use Specific Standard 4.9.9.G.1 & 2. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: As you are proposing to relocate the existing Conex container within the PAAL, a revision to the associated DP (TD-DEV-0425-00111) will be required. The DP will need to be revised to include this updated GFA as the Conex container was not accounted for in the approved DP. Site Zoning is unable to approve this revision until the associated Development Package has been revised to show the updated Conex location. 2.
