A neighborhood meeting will be required and a presub meeting with the Design Professional. The Design Package will need to include all items required for IID review. The property is within the Downtown Parking District, which per UDC §5.12.7.D.2.a, allows for parking reduction if the conditions specified in UDC §3.4.5.B are met. B. Downtown Parking District The following off-street motor vehicle and bicycle parking regulations apply within the Downtown Parking District as set forth in UDC Section 11.4.5. 1. Change of Use within an Existing Building No additional motor vehicle or bicycle parking spaces are required for a change of use which does not expand the existing building . 2. Expansions of Existing Development a. Table 601 for Fire-resistance rating requirements for Building elements identifies Primary structural frame can be 0 hr rating. This site is located in the I-1 zone (UDC 4.7.29). Food Service: Excluding Soup Kitchen use with Alcoholic Beverage Service as an accessory use is a permitted use in this zone (Table 4.8-5), see Use-Specific Standard 4.9.4.V.1-2 and 4.9.4.C.3.

1. As Development Package (DP) TD-DEV-0724-00207 has not completed its first review Zoning cannot review the building plans for compliance with the DP. Zonin will review the building plans on the next submittal. Until the DP is approved by all review agencies Zoning cannot approve this building plan.
