This letter reflects comments to be addressed. PLEASE send all response to comments back to the City through the permit portal! Responses sent directly to Stantec will be ignored. Also, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please cloud and delta all changes and provide a letter with a written response to each of the comments indicating the action taken. The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Please provide proof that this project has been submitted to the Pima County Health Department for permitting. Make sure to incorporate any of their comments into any future submittals. 2. Please provide a square footage breakdown for the proposed tenant space. [Ref. IBC 2018 Sec. 107.2.1] 3. The plans indicate that the hood drawings included in the mechanical plans is for “Reference Only”. Please provide plans without the “Reference Only” note or indicate the Kitchen Hood will be provided as part of deferred submittal and list on the cover sheet as a deferred submittal and include the following notes: PER IBC Section 107.3.4 <Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building. PER IBC Section 107.3.4.1 Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. 4. Note on the cover of the drawings that special inspection is required for epoxy and expansion anchors, structural steel, field welding. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form. 5. Please submit an appeal to the building official for the proposed reduced occupant load provided. The occupant load provided is calculated based on the number of seats in the assembly areas instead of the square footage factor of 7 net in accordance with Table 1004.5. After review of the tenant space exit capacity is still sufficient based off the factor of 7 net but would require additional plumbing facilities to comply with Section 2902.1. To use the reduced occupant load provided for plumbing facilities an appeal must be approved by the building official. Sheet A1 1. Note 6 under the ‘Code Review’ section does not appear to make grammatical sense. The note reads “2 floor office to be remodeled to residential, R-1 occupancies. Are you indicating that the floors above the mezzanine will be 2 floors of residential? Please clarify. Further, the note also indicates that the 1-hour separation between the occupancies is satisfied by the 2-hour rating required for Type I-B construction. The type of construction fire rating requirements is for protecting the structural integrity of the structural elements of the building not for separation of occupancies. This would require a rated-assembly verified with the change of use permits for the R-1 occupancies. Sheet A6 1. The door at the lobby to the north and the door to the north of the main staircase are indicated as a component of the exit access pathway. The doors must swing in the direction of egress travel. [Ref. IBC 2018 Sec. 1010.1.2.1] {You might consider revising the egress plan to route all egress to the double door exit on the west of the building removing the requirement for the lobby door to swing in the direction of egress.} STRUCTURAL COMMENTS There are no comments. MECHANICAL COMMENTS Sheet M4 1. Please provide the opening dimensions of the doors serving the Grooms Lounge, Bridal Room, and High-Top Seating room to verify compliance with the 8 percent requirement for adjoining room ventilation. [Ref. IMC 2018 Sec. 402.3] Sheet M9 1. Please provide an outdoor air balance schedule indicating all exhaust and replacement air for the facility, plus the net exfiltration, if applicable indicating the total replacement airflow rate is equal to the total exhaust rate plus the net exfiltration. [Ref. IMC 2018 Sec. 508.1.2] PLUMBING COMMENTS Sheet P2 1. Please include the fixtures of the adjacent structure that is also connected to the grease interceptor for grease interceptor sizing calculations. Also, please ensure the grease interceptor calculations are in accordance with Section 1003.3 of the 2018 International Plumbing Code as amended by the City of Tucson. Sheet P10 1. The floor drain on the left side of the kitchen must be connected to the grease interceptor. Please revise. [Ref. IPC 2018 Sec. 1003.3 as amended by the City of Tucson] 2. All hand sinks in the kitchen must be connected to the grease interceptor or have a sign posted stating: “HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED.” Please revise. [Ref. IPC 2018 Sec. 1003.3 as amended by the City of Tucson] ELECTRICAL COMMENTS Sheet E14 1. Please provide updated short circuit calculations for the relocated panel ATM. [Ref.
