1. Sheet CR: Several of the exits discharge into fenced in areas and do not show the continuation to public way. Provide a clear path to public way including the installation of operable gates in accordance with Section 1028.5.
2. Sheet CR: A mix use situation is present, however, no indication as to the mix use approach has been provided. Provide a detailed code analysis regarding the mix use approach being used (separated/non-separated). Rated separation may be required.
3. Sheet CR: Provide additional clarification regarding existing adjacent tenants to ensure proper separation.
4. Sheet A1.2: At least 5% of the dining surfaces are required to have mobility features. Provide calculations of the required amount of accessible seating and indicate the locations. E0.2 ELECTRICAL SCHEDULES: Kitchen equipment # E87 doesn’t agree with FS2.1 Kitchen Equipment schedule. Some equipment in Kitchen equipment schedule calls out to verify. Recheck and coordinate.
E2.2 ELECTRICAL ENLARGED POWER FLOOR PLAN-NORTH: All receptacles located within 6 feet of any sink or on a counter top shall be GFCI protected per NEC 210.8. If the receptacle is 208V, this needs to be provided via GFCI circuit breaker. GFCI protection shall be called out on this sheet or on the panel schedules. Clarify on the drawings where to reference GFCI protection.
E2.3 ELECTRICAL ENLARGED POWER FLOOR PLAN-EAST: Receptacle on wall by door on North wall needs more circuit information.
E3.0 ELECTRICAL ONE-LINE DIAGRAM:
1000 amp Panel HDP is mislabeled as a 208V panel.
Panel schedule SES-1 has unneeded and undersized conductors (only shows 1 feeder) called out for Future PV.
Panel schedule SES-1 has only Phase A load for XFMR TH. Should probably be across 3 phases unless poorly loaded.
400 amp feeder from Panel LDP to Panel P1 should be more clear about requiring two sets of feeders vs two conduits.
450 amp feeder from Panel HDP to Disconnect EL3 should be more clear about requiring two sets of feeders vs two conduits

TRANSMITTAL DATE: ‎June 08, 2023

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in I-1 zone (UDC 4.7.29), Food & Beverage Wholesaling & Commercial Storage are allowed use in the zone (UDC Table 4.8-5), subject to Use Specific Standards 4.9.10.a & 4.9.13.Q.
1. Zoning has reviewed the building plans for compliance with Development Package (DP) TD-DEV-0223-00140 and there appears to be a discrepancy between the two plans. The building plans are proposing a “Café” or food service. Food service was not a use provided on the DP. As the DP has not been approved the DP will need to revised to so the food service use and all calculation revised. Until a DP addressing the food service use is approved Zoning cannot approve this building plan.
2. There is also a staircase called out under Keynote 9 on sheet A1.1 that is not shown on the DP and appears to encroach into a required loading space.
