This site is located in R-3 zone (UDC 4.7.12), Multifamily is an allowed use in the zone (UDC Table 4.8-2), subject to Use Specific Standard 4.9.7.B.6.
1. This comment was not addressed. The provided does not meet the requirements for a Development Package (DP). Review the checklist stated below and provide all required notes and calculations and submit the DP as a Development Package not under the building permit. Also the vehicle parking space calculation provided is not correct. Review UDC TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, RESIDENTIAL USE GROUP, Multifamily Dwellings - 0-70 units/acre and provide a correct calculation. As you are adding a structure to a non-residential use and eliminating vehicle parking spaces per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A development package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans.
