For example, it appears LP-602 & LP-501 are missing from the sheet index, but included in the plan set and LP – 103 & LP – 600 are in the sheet index but not in the plan set. 2. Sheet A0.01: Please revise the code summary on the construction documents to reflect the editions of codes currently adopted by the City of Tucson, in accordance with IBC Section 107.2.1. Sheet A1.01: Door 102 leading into the Equipment Simulator room doesn’t appear to be as wide as the opening. Please explain why the door is smaller than the opening. IBC107.2.1 5. Please revise the plans to identify the required Special Inspection for the fluid-applied weather-resistant barrier in accordance with 2024 IBC Section 1705.1. Additionally, provide the applicable ICC-ES Evaluation Service Report (ESR) number, or other approved evaluation/report agency documentation, for the proposed fluid-applied weather-resistant barrier system to demonstrate code compliance and approved installation requirements. IBC 107.2.1 6. Sheet A6.01: Please amend the plans to provide a metal stud table or structural calculation to demonstrate the metal studs used for interior walls and partitions that exceed 6 feet in height, including their finish materials, shall have adequate strength and stiffness to resist the loads to which they are subjected but not less than a horizontal load of 5 psf. This commercial building permit cannot be approved until the associated development package is approved by all reviewers. UDC Article 3.3.3.G.7.a Development package requirements: 1. Pedestrian circulation is required to connect all buildings, dumpster areas, common use areas, and the sidewalk along Fairview, if one is required to be installed by DTM ROW per TSM 7-01.3.3. 3. Provide a full drainage report for the proposed development. Show compliance with first flush retention/balanced basin detention requirements. Refer to Chapters 2, 3, & 4 of the Design Standards for Stormwater Detention and Retention Manual (DSSDR). Drainage report content and format requirements can be found in chapter 10 of the DSSDR, as well. 4. If downspouts from rooftops are to be discharged at grade-level, ensure that the stormwaters up to and including flow from a 10-year event are scuppered beneath accessible paths. 5. Provide the area of disturbance. Because the area of disturbance for the overall proposed development is greater than one acre, a Stormwater Pollution Prevention Plan (SWPPP) is required. 6. The development package for this site shall include the area of disturbance, cut/fill quantities, and the stormwater pollution prevention plan (SWPPP). 7. Provide waste stream (trash) calculations, trash truck maneuverability, and dumpster enclosure dimensions/details in compliance with Technical Standards Manual Section 8. 8. Comment: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans.
