exceptions provided in Section 303.1.2 apply to that of classification and the requirements of max. allowable area,
height, stories, mix-use requirements, and overall classification of the building. So yes, these rooms are considered a
business in the context of the structure and can comply with the previously mentioned business requirements.
However, when calculating occupant loads, one must base calculations on the intended use of the space. These
rooms are used for assembly, and the occupant load must be calculated accordingly. Provide a corrected occupant
load calculation. (2024 IBC Section 1004.1, Table 1004.5, 303.1.2)
8.Sheet G1.2/Exit access travel distance:The exit travel distance to the plan east does not include the travel on the
exterior exit access stairs. Since these stairs are not a protected exit, the travel distance must be measured down the
stairs to the exit discharge. Provide a corrected exit access travel distance measurement. (2024 IBC Section 1017.3
and 1017.3.1)
9.Sheet G1.2/Rated exits:Provide clarification to the plan for the west stair enclosure. Is this being considered an

•All corrections must be clouded, delta numbered, with a brief explanation within the plan sheet or the title block of the
sheet. For corrections or revision to whole plan sheets, you need only cloud the sheet number and provide the delta
identification number, with a brief explanation of the change(s).
•As part of the resubmittal, please collate all revised sheets into the electronic document (PDF) and submit a complete
and full plan set. We cannot accept individual sheets in response to review comments, since the entire plan set is
required for approval and permitting.
•Please include with the resubmittal a separate response narrative, which is numbered or itemized to correspond to
each of the noted review comments items.
•This response narrative must clearly address how each issue was corrected or resolved and indicate where the
information may be found within the construction documents. The response narrative must be typewritten, on a
letterhead noting the project name, with the Permit Application Number. Failure to provide this response narrative may
result in review delays or rejection of the resubmittal.
•Once all electronic construction documents (plan sheets, energy compliance certificates, reports, calculations, etc.)
have been revised according to the above directions. Please resubmit the complete revised plan set with a separate
copy of response narrative PDF through the municipality to complete the review.

Site Engineering comments are as follows:

1. This commercial building permit cannot be approved until the associated development package, TD-DEV-0825-00212, is approved by all reviewers. UDC Article 3.3.3.G.7.a
2. Ensure that the permit submittals match. Re-submit this permit once the above-mentioned DP is approved by all reviewers.
