This is classified as an F-2 use. This does not classify as an accessory us as it exceeds 10% of the floor area. Provide clarification as to the separation approach. (2024 IBC Section 508.1) 3.Sheet G1.2/Occupancy Classification:Provide clarification as to what activities will be occurring in the construction lab, as this might be classified as a different use. There is no distinction between a classroom and a vocational classroom in Table 1004.5. Provide a corrected occupant load calculation. This space is considered an assembly space when calculating occupant loads. There is a distinct difference between occupancy classification and occupancy use. The exceptions provided in Section 303.1.2 apply to that of classification and the requirements of max. allowable area, height, stories, mix-use requirements, and overall classification of the building. So yes, these rooms are considered a business in the context of the structure and can comply with the previously mentioned business requirements. However, when calculating occupant loads, one must base calculations on the intended use of the space. These rooms are used for assembly, and the occupant load must be calculated accordingly. Provide a corrected occupant load calculation. (2024 IBC Section 1004.1, Table 1004.5, 303.1.2) 8.Sheet G1.2/Exit access travel distance:The exit travel distance to the plan east does not include the travel on the exterior exit access stairs. Since these stairs are not a protected exit, the travel distance must be measured down the stairs to the exit discharge. Provide a corrected exit access travel distance measurement.
