07/16/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: Loran Shamis PDSD Zoning Review Section PROJECT: TC-COM-0424-00763 Marijuana Dispensary Off Site Manufacturing Location Tenant Improvement (1st Review) 2175 E VALENCIA RD UNIT 185 TRANSMITTAL DATE: July 16, 2024 DUE DATE: July 15, 2024 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Per UDC 4.9.9.E.2.k, an odor mitigation plan shall be submitted demonstrating compliance with odor control requirements - this can be a narrative explaining the odor mitigation devices and techniques incorporated in the marijuana facility to ensure that odors are mitigated. As such, this may be done through an exhaust air filtration system with odor control that prevents internal odor control that prevents internal odors from being emitted externally. Zoning will review this requirement with a Commercial Mechanical reviewer from the Building Safety Division. 2. COMMENT: As you are proposing a change of use with a more intensive parking ratio than the previously approved use, provide a site plan for the entire site with the parking calculation per UDC 7.4.4-1. Marijuana Dispensary Off-site Manufacturing location requires 1 parking space per 300 square feet of gross floor area. Warehouse use is considered a Commercial Storage use which requires 1 space per 5,000 gross floor area and Professional and Administrative Office requires 1 space per 300 square feet of gross floor area.
