The Code Review indicates the Occupancy Classification as S-2, Motor Vehicle Parking Garage. Keep in mind the S-2 Parking garage only allows parking and does not allow repair work to be performed. IBC 408.6 commentary defines Repair Garages as those in which provisions are made for the care, repair and painting of vehicles. Repair garages have an inherently higher fire hazard represented by numerous vehicles in some state of repair, with possible spray painting. As such, these buildings or structures are classified as Group S-1. indicates all work that involves repairs or reconstruction of damaged or nonfunctioning vehicles is considered a higher hazard. S-1. These types of facilities provide a variety of services, including tune-ups, oil changes, engine or transmission overhauls, and body work, and are all considered as repair garages. Additional protection and detection systems are required to match the increased hazards. IBC 301.
2. Sheet G1: Please amend Code Review to specify the mixed occupancy methodology as either accessory, nonseparated, separated, or a stated combination of types, as this building has more than one occupancy type. IBC 508.1. Please revise the incidental use as it is limited to specific occupancies and also requires separation; please see IBC Table 509.
3. Sheet G1: Please amend plans to specify the analysis used to comply with Chapter 6 for III-B (2-hour) exterior bearing wall fire-resistive rating. For new 2-hour fire-rated assemblies, provide construction details with basis of approval by one of the following:
A. Listing number approved by third-party testing agency (i.e., UL, GA)
B. Item number for prescriptive fire-resistive assembly under IBC Table 721.1(2)
C. Prescriptive assembly constructed under IBC 722.6.
3. Sheet G1: Please amend Code Review Occupancy Load after providing the Occupant load Factors (OLF) for each room and space reflecting the use/function of the space. IBC 107.2.1, IBC 1004.5 Typically Break areas, without fixed seating, but showing some furniture are calculated using an OLF of 15, without any furniture the OLF would be 5 standing space. Additionally, please define where break room ends, and storage begins. IBC 107.2.1
4. Sheet A1.1: Please amend the plans to ensure the required clearance around the water closet and move the lavatory fixture out of the clear space. 2009 ICC A117.1 604.3.1 Clearance around a water closet shall be 60 inches minimum in width, measured perpendicular from the sidewall.
❖ The 60-inch requirement provides approximately 30 inches between the water closet and the nearest wall or fixture. This space allows the wheelchair user to back into the space and accomplish a side transfer from the wheelchair to the water closet. 604.3.1 Another fixture (e.g., lavatory) is not permitted within this clear floor space. 2009 ICC A117.1604.3.
5. Sheet A1.1: Please amend the plans to provide an interior elevation drawing or otherwise indicate the Break Room counter is accessible. Please amend the plans to ensure the required clearance around the water closet and move the lavatory fixture out of the clear space. 2009 ICC A117.1 804.3
6. Sheet A1.1: Please amend the plans to provide a clear floor space 30"x40" complying with Section 305.3, positioned for forward approach, shall be provided. EXCEPTIONS:
A. A parallel approach complying with Section 305 and centered on the sink, shall be permitted to a kitchen sink in a space where a cook top or conventional range is not provided.

7. Sheet A1.1: The garage sink appears to be a horizontal projection. Please amend the plans to show compliance with IBC 103.3.3

3 The loads between the phases in panel ‘A’ need to be balanced closer. 11,318VA on phase A and 7008VA on phase C will promote inductive heating in the panel. NEC 408.3(B).

4 Ref; Plan sheet E1.0 Detail associated with the encircled #1.. Where is the legend for the encircled #’s? Are these supposed to be Key Notes?

5 The electrical power plan calls out a 208 volt hot water heater and the Plumbing plans call out a 480 volt hot water heater. Please clarify.

6 Provide complete load calculations for the electrical service and also the panel schedules. Include load in amps as well as KVA.

7 Indicate conduit, conductor sizes and types for the electrical service secondaries, and all feeders shown in the electrical Line Diagram.

8 Provide details for the other meter base shown for panel ‘OW’ and panel ‘A’.

9 Provide a complete Grounding Electrode System including Building Steel for the Electrical Service as required per NEC art 250.50 including 250.104.

2. Coordinate the plumbing fixture schedule, plumbing specifications, plans, and riser diagrams for the fixture descriptions, tag numbers, and locations. Reference: Section 107.2.1, IBC 2018.
