07/23/2024 Commercial Mechanical REQUIRES RESUBMIT 1. Designating the garage as a non-conditioned space will require the wall separating the garage from the conditioned space to be insulated as an exterior wall. The COMcheck envelope compliance must be revised to only refer to the envelope of the conditioned space. Reference: Section C402.1.1, IECC 2018. [Second comment: Revise the envelope compliance certificate to include the overhead sectional door in the North wall. Coordinate the roof and wall insulation specified on the plans with those noted in COMcheck.] [Initial comment: Demonstrate energy code compliance for the building envelope using calculations based on the current code (e.g. COMcheck). Reference: Sections C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2018.]
2. The heating/cooling load must be recalculated using the corrected ventilation airflow rates. [Second comment: Clarify the ventilation being supplied to the area served by the heat pump. The equipment schedule shows 719 CFM, the Outside Air Ventilation Schedule shows 77 CFM and the heating/cooling load calculations list 330 CFM in the winter and 825 CFM in the summer. In addition, the 4-ton unit is scheduled to deliver 1600 CFM but only 825 CFM is identified on the Mechanical Plan.] [Initial comment: Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1 and C403.3.1, IECC 2018.]
3. The exhaust airflow rate has not been corrected in the Outside Air Ventilation Schedule. The use of the roll-up door for makeup air may prevent keeping the occupied spaces (e.g. break room, etc.) positively pressurized compared to the garage. Reference: Section 404.2, IMC 2018. [Second comment: The 988 square foot vehicle storage area requires 0.75 CFM of exhaust, per square foot, 741 CFM, not 719 CFM. In addition, show how the storage area will be provided with make-up air (e.g., intake grill?).
