Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. The structural drawings indicate a site light pole footing on S1.4 detail 15 as well as a CMU site wall detail 16 and 17 on sheet S1.5. The scope of work for this permit indicates the Community Center only. Coordinate the scope of work with the architectural drawings for this permit and remove this information if it is not applicable to this submittal. BUILDING REVIEW COMMENTS: Denied 1. Provide a life safety plan for the space that indicates the travel distances, occupancy loads per room and the required exit minimum widths per 2018 IBC chapter 10. Indicate the diagonal dimension of the structure and distance between the egress doors per 10071.1. 2. Provide an additional dimension on the floor plan A1.1 to indicate the clear width from the end of the kitchen countertop to the wall with the 5’ cased opening. It is unknown if this will encroach into a required exit or accessible route. 3. Clarify if detail 13 on sheet A6.0 is for the countertop for the community center. Keynote 14 on sheet A1.0 indicates the detail as being 10/A8.1 which is the entry storefront. Correct the drawings. 4. Update the door schedule on sheet A-7 to match the room names noted on the floor plans. The door schedule indicates an office/ gym, but no gym is noted on the floor plans. 5. Clarify if the new main gate and fencing indicated on sheet A9.1 is to be part of this permit. The scope of work indicates the new community center only. The site plans provided in the development package indicate these sheets are for reference only. 6. It appears that the kitchen appliances provided are residential use and not commercial grade even though this is a commercial space. Correct the notes on the drawings and provide commercial appliances. 1. Provide an enlarged Kitchen floor plan that shows the required clearances at the appliances and the accessible route per ICC/ ANSI A117.1. The comments below are related to the accessibility of the kitchen layout. Indicate the distance to the front of the refrigerator and any other appliance that extends beyond the leading edge of the cabinetry. i. 403.5.1. Where an accessible route makes a 180 degree turn around an object that is less than 48” in width, clear widths shall be 42” minimum approaching the turn, 48” minimum during the turn, and 42” minimum leaving the turn. ii. 804.2.2. U-shaped kitchens in kitchens enclosed on three contiguous sides, clearance between all opposing base cabinets, countertops appliances or walls within kitchen work areas shall be 60” minimum. iii. 804.3 work surface. At least one work surface shall be provided in accordance with section 902. This design does not meet the exception for this requirement since it includes a cooktop and oven. Provide a work counter and details for its construction. iv. 804.5.1. A clear floor space complying with section 305 shall be provided at each kitchen appliance. Show the required clearances on the enlarged floor plan. v. 606.2. Kitchen Sink. A clear floor space complying with section 305.3 positioned for forward approach shall be provided. Knee and toe clearances complying with section 306 shall be provided. The exception a parallel approach complying with section 305 and centered on the sink shall not be permitted due to the cooktop and oven. vi. 804.5.3. Dishwasher. A clear floor space positioned adjacent to the dishwasher door shall be provided. The dishwasher door in the open position shall not obstruct the clear floor space for the dishwasher or an adjacent sink. vii. 804.5.4. Cooktops. Where the clear floor space is positioned for a forward approach knee and toe clearances complying with section 306 shall be provided. The underside of the cook top shall be insulated or otherwise configured to prevent burns, abrasions, or electrical shock. Where the clear floor space is positioned for a parallel approach the clear floor space shall be centered on the appliance. The location of the controls shall not require reaching across burners. viii. 804.5.5. Ovens. The oven door in the open position shall not obstruct the clear floor space for the oven. Bottom hinged door ovens shall have a work surface complying with section 804.3 positioned adjacent to one side of the door. The location of the controls shall not require reaching across burners. ix. 804.5.6. Refrigerator / freezer. A clear floor space positioned for a parallel approach to the refrigerator shall be provided. The centerline of the clear floor space shall be offset 24” maximum from the center of the appliance. MECHANICAL REVIEW COMMENTS: Denied 1. The architectural plans indicate a kitchen hood above the cooktop. Sheet A6.0 keynote 28 to see the mechanical sheet for venting however no venting information was found on the mechanical sheets and the unit is not shown on the plans. Coordinate the drawings. 2. Indicate the location of the permanently installed roof ladder or hatch, the roof appears to be greater than 16 feet above grade. Coordinate with the architectural drawings. 2018 IMC 306.5. ELECTRICAL REVIEW COMMENTS: Denied 1. The electrical plans show both electrical site work and the individual unit service feeds however this permit is indicated as being for the Community Center only. Coordinate the scope of work with the architectural drawings for this permit and remove this information if it is not applicable to this submittal. PLLUMBING REVIEW COMMENTS: Denied First Plumbing Review: 1). Plan page T1.0 needs to include the occupancy load -IPC 403.1 2).
