All features were checked only to the extent allowed by the submittals provided. Please indicate that the automatic fire sprinkler system [2018 IBC Sec. 903] and fire alarm system [2018 IBC Sec. 907] are to be provided as part of this project and are to be submitted as a separate permit (not a deferred submittal). Currently Sheet A0.0 indicates these items as a deferred submittal. Sheets A2.0 and A6.0 1. New Stairwell 120-6 requires on the first floor a reduced vertical clearance rail or other form of barrier at the stair per ICC/ANSI A117.1-2009 Sec. 307.4. Any area under the stair that has a vertical clearance less than 80” needs to have a rail with a leading edge located 27” maximum above the floor, or some other form of barrier. Sheet A2.1 1. The guard is missing in Stairwell 120-6 at the upper landing. There needs to be a 42” high guard at the second-floor landing per 2018 IBC Sec. 1015. Sheet A7.0 1. Detail 6 is titled as a “handrail”; however the rail is too tall for a handrail. This detail is likely a “guard” and as such its overall height need to be 42” per 2018 IBC Sec. 1015.3; however this dimension is not indicated on the detail. {Detail 7 has a similar issue; what is the height of the guard above the leading edge of the tread?} STRUCTURAL COMMENTS There are no comments.
