Please amend the CODE REVIEW portion of the plans to indicate the number of people, excluding staff, who reside on a 24-hour basis in a supervised residential environment and receive custodial care. IBC 107.2.1 2. Please remove the references to the IRC as this structure is regulated by the IBC. IBC 107.2.1 3. Please provide structural design and calculations for gravity and lateral loads prepared by a Arizona licensed design professional with your next submittal. IBC 107.2.7 4. Please amend the plans to provide two Accessible bedrooms and two Accessible bathrooms for use with Accessible bathrooms. IBC 1107.6.4.1. Additionally, All common rooms are required to be fully accessible (see Section 1107.3). Section 1002 of ICC A117.1 provides the technical criteria for Accessible sleeping units. 5. Please amend the plans to provide type B bedrooms and bathrooms for the bedroom and bathrooms included in this addition and not required to be fully Accessible. IBC 1107.6.4.2 6. Please provide COMcheck report or provide a prescriptive list for R-values for batt insulation; provide the U-Factor, and SHGC for fenestration. IECC C402.1, C407.4 For example, please explain how the R-19 insulation, used in the roof, as shown on section 3/A2.0, meets code requirements. IBC 107.2.1 7. Please amend the plans to provide illumination for the means of egress, including the exit discharge per IBC 1008. Show compliance with the following: A. The means of egress illumination shall be supplied by backup power (consisting of storage batteries, unit equipment, or an on-site generator) for a duration of not less than 90 minutes. IBC 1008.3 For example, a couple of exit sign symbols are shown on the egress plan; however nothing is shown on the electrical sheets. (Note: the unit has a hot water outlet, not a hot water inlet). Reference: Sections 606.1 and 607.3, IPC 2018. 3. The developed length of the hot water supply piping appears to be greater than fifty feet; provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2018 and R403.5.1, IECC 2018. 4. Show the locations of the cleanouts for the sanitary drain system. Reference: Section 708.1.1, IPC 2018. 5. The minimum width for a scupper is equal to the circumference of a roof drain sized for the area being drained (i.e. 6.28”). Reference: Section 1106.5 and Table 1106.2, IPC 2018. 6. Explain the need for what appears to be a cold water supply to the rooftop heat pump. |

See Use-Specific Standards 4.9.7.J. 2.a, 3.a, 4. 1. Per UDC Article 4.9.7.J. 4 If licensing is required by the State of Arizona for the use, proof of such licensure is required. Provide a copy of the license. 2.
