1. Please amend plans to provide accessibility upgrades IEBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, and a primary path of travel in the space.
A. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. If this exemption is taken, accessibility upgrades equaling 20% of the cost of the project shall be made.
2. Please amend plans to provide a detail of the floor in the bathroom and the wall dividing the bathroom and the laundry to show the intersections of the floor with walls shall have a smooth, hard, nonabsorbent vertical base that extends upward onto the walls not less than 4 inches. Additionally, specify the walls and partitions within 2 feet of sinks, have a smooth, hard, nonabsorbent surface, to a height of not less than 4 feet above the floor, and except for structural elements, the materials used in such walls shall be of a type that is not adversely affected by moisture. 04/10/2024 Commercial Mechanical REQUIRES RESUBMIT 1. The building shell being modified in this activity does not appear to have been conditioned. Section C503.2, IECC 2018 requires the space to be brought into full compliance with the current energy code. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, IECC 2018.
2. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1 and C403.3.1, IECC 2018.
3. Show that the specified heat pump for the addition complies with the requirements of Section C403, IECC 2018. (The new 2023 Standards for units <45,000 BTUH are 14.3 SEER2 which is equivalent to 15 SEER.) Reference: Section C502.2.3, IECC 2018.
4. Clothes dryer installations exhausting more than 200 CFM shall provide make up air. Show how make up air is provided. (Note that the installation of the exhaust fan will result in less make up air available to the dryers.) Reference: Section 504.6, IMC 2018.
5. Specify terminations for the dryer exhaust ducts that include a backdraft damper and an open area of not less than 12.5 square inches. Reference: Sections 504.4 and 504.4.1, IMC 2018.
04/10/2024 Commercial Plumbing REQUIRES RESUBMIT 1. The fixture drain serving an automatic clothes washer shall connect to a fixture branch that is at least 3 inches in diameter (i.e. not 2-1/2”). Reference: Section 406.2, IPC 2018.
2. The replacement faucet for a lavatory shall be a metering faucet. The metering faucet shall dispense a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds for accessibility. Reference: Section 412.11, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
3. Public coin-operated laundry rooms containing automatic clothes washers shall have a floor drain to drain the entire floor area. The minimum drain outlet is 3”. Reference: Section 413.4, IPC 2018.
4. Verify that the distance from the hot water source to the hot water termination for the public lavatory complies with the requirements of Section C404.5, IECC 2018.
5. Provide tempered water for the public restroom lavatory using an approved device conforming to ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2018.
6. The fixture unit schedule specifies a 4” trap for the water closet but a 3” building drain and a 3” building sewer. Any fitting or connection in a drainage system that results in a reduction of the pipe area is prohibited. Reference: Section 706.2, IPC 2018.
7. The use of saddle-type fittings to connect to a private sewer is prohibited, use a directional wye fitting to connect the 4” building sewers to the existing 4” private sewer (Sheet P.0). Reference: Section 707.1 (6), IPC 2018 and Detail RWRD 401.
8. Provide a cleanout at the junction of the building drain and the building sewer. Reference: Section 708.1.3, IPC 2018.
9. Provide a lint separator for the clothes washers. Reference: Section 1003.6, IPC 2018.
04/10/2024 Water - PDSD REQUIRES RESUBMIT The fixture unit schedule shows 19 water fixture units which equates to a demand of 19.2 GPM. If a hose bibb is added to the building, the demand will exceed 20 GPM, the limit for a 5/8” water meter. Consider installing a ¾” water meter.
