TRANSMITTAL: April 16, 2024

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the C-2 zone (UDC 4.7.21). Personal Storage is an allowed use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 4.9.10.C.3 & .6.

1. The development package sheets provided in the building plan set either need to be the stamped approved plans, marked for reference only, or removed from the building set. If you elect to mark for reference only do not mark the utility plans and if you elect to remove the plans leave the utility plans in the so Plumbing can review.

2. There are numerous details on the site detail sheets, i.e. accessible parking signage, enlarged accessible access path, etc. that do not match what is shown on the Development Package. All site details should match.

3. Building height is a measurement from design grade to the highest point of the flat roof, see UDC Article 6.4.4.A. As a dimension was not provided Zoning cannot verify the proposed height of the building. Also, under General Note 17 shown on sheet 1 of the development package the proposed height is 14’ but this building plan shows the top of parapet at 27’.

4. The zoning listed under Site and Building Data is not correct and should show C-2.

5. The vehicle parking space calculation provided under Site and Building Data is not correct and should match what is shown on the DP.

6. The Total Gross Building Area shown under Building Area, 99,842 SF, does not match what is shown on the DP, General Note 25, 50,142 SF, clarify which is correct and the plans should match.

04/17/2024 Water - PDSD REQUIRES RESUBMIT Coordinate the size of the domestic water to the building. The civil utility plan, C6 ( private water keynote #8), calls for a 1” domestic water service line but the plumbing drawing, P1.1, shows a 1-1/4” water service to serve the building.
