This project was submitted as a Commercial project, and the construction documents are required to be designed and sealed by an Arizona licensed professional. In accordance with SECTION 107 of the 2024 IBC and the PDSD Building Plan Requirements, a complete set of fully dimensioned plans demonstrating the full scope of work shall be provided. All plans must be sealed and signed by an Architect or Engineer registered in the State of Arizona. Note. The term ‘building plans’ may refer to structural, electrical, plumbing, or any other trade regulated by the associated suite of codes adopted by the City of Tucson. 2. Please provide a code analysis and note the adopted codes on the plan. 107.2.1 For example. 2024 International Building Code (IBC) 2024 International Residential Code (IRC) 2024 International Existing Building Code (IEBC) 2017 ICC A117.1 Accessibility Code (by reference) 2024 International Mechanical Code (IMC) 2024 International Plumbing Code (IPC) 2023 National Electrical Code (NEC) 2024 International Fire Code (IFC) 2024 International Fuel Gas (IFGC) 2018 International Energy Conservation Code (IECC) City of Tucson/Pima County Outdoor Lighting Code Local Amendments to Above Codes ( www.tucsonaz.gov/pdsd/building-codes ) 3. Please remove all references to California code requirements. IBC 107.2.1 4. Alternatively, this project appears to qualify as a 2024 Group IRC structure. Please see 2024 code amendments if interested in submitting as a residential project. For example, this structure could be referred to as Group IRC Four-family Dwelling and the Construction Type as IRC. Changing to a residential permit type would require withdrawing the commercial permit and reapplying for the residential type permit. If you dou decide to go down the residential path; Please clearly state this in the construction documents and demonstrate compliance with the prescriptive provisions of the IRC. Projects designed entirely within the prescriptive provisions of the IRC do not require preparation by a registered design professional. This is a commercial project, requiring all documents to be prepared, sealed, signed, and dated by a registered design professional. Provide complete electrical plans, design, and calculations, sealed by an Arizona Registrant. Show all wiring methods in detail for all new electrical conductors and branch circuit conductors and feeders. Conductor type and conduit size/type. Note wet use requirements. NEC arts;300 and 408.4. 5. Provide a panel schedule, showing all circuits that are added. NEC arts;300 and 408.4. Include panel bus rating and A.I.C. rating. IBC 107.1. 6. Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each existing, new or modified light fixtures, receptacles, gate operator, equipment disconnect switch, etc., NEC arts;300 and 408.4. IBC 107.1. Each electrical outlet should be labeled by panel and circuit number. 7. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, [NEC 210.52(C)(1)] and [NEC 210.52(B)(1)]. GFCI protected, [NEC 210.8(A)]. The provided plans only show one kitchen countertop circuit. 8. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, [NEC 210.11(C)(3)] and [NEC 210.52(D)]. GFCI Protected, [NEC 210.8(A)]. The receptacle in the bathroom cannot share the circuit with any other locations. 9. Show compliance with receptacle replacement and distances per NEC 210.52, for both wall space and kitchen counter tops. >>> Each unit is missing required receptacles along the walls or counter tops per this section. Additional comments may be forthcoming with complete electrical plans for the proposed site and electrical work. |

Provide a plumbing fixture schedule and specify that all proposed plumbing fixtures shall be listed by a third-party certification agency as complying with the relevant standards. Reference: Section 303.4, IPC 2024. 6. Show the location of the water heater on the floor plans. Provide specifications and listing information for the water heaters, and indicate the fuel source. Reference: Sections 303.2 and 501.5, IPC 2018 and Section 107.2.1, IBC 2024. 7. Please provide roof drainage and scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3” per hour. Reference: Sections 1101.7, 1106, and 1108, IPC 2018. a. Demonstrate the direction of roof drainage on the plans. b. Also, the roof plan indicates that the roof drainage from proposed Unit 1 is flowing away from the scuppers. Please clarify. 8. Provide overflow protection for the roof. Reference: Sections 1108, IPC 2024. |
