Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. Is the outdoor eating area included in the scope of work? IBC 107.2.1 2. Please expand the egress plan to show the egress plan for the outdoor eating area. IBC 107.2.3 The design occupant load for the outdoor eating area is 132 and will require two exits with panic hardware swinging in the direction of travel, separated by ½ the diagonal. IBC 1006.2, 1005.1, 1010.1.2.1, 1010.2.8 Please note the means of egress cannot go back through the building. 3. Please amend the accessible bar counter seating. Pursuant to IBC 1101.2, buildings and facilities shall be designed and constructed to be accessible in accordance with the code and ICC A117.1. Where dining or drinking surfaces are provided, at least five percent (5%), but not less than one, shall comply with Section 902 of ICC A117.1 and the 2010 ADA Standards for Accessible Design Sections 226 and 902. Accessible seating must be permanently constructed, continuously available during hours of operation, and integrated within the same area as other patron seating. Please revise the plans to provide at least one permanently constructed front approach accessible bar seating position complying with required height, knee clearance, toe clearance, and clear floor space provisions. Provide dimensions on the drawings demonstrating compliance. 4. Please provide emergency egress lighting for outdoor dining area. Provide a photometric plan or other method of showing 1 footcandle of normal power illumination at the walking surface along the path(s) of exit discharge, while the building is occupied. This site is located in the OCR-2 zone (UDC 4.7.27). 1. Comment: Sheet 3 proposes a new outdoor dining area with tables and chairs. Aerial imagery shows this area currently functions as a parking lot. If you wish to change the use of this area, a Development Package will be required. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved prior to zoning approval of this permit. The DP is a separate submittal from the building plans.
