Code Analysis i. 2024 International Building Code (IBC) is missing from the required list of building codes. 1. Please add IBC to the list. ii. Note, 2024 International Existing Building Code is present on the list of building codes. 1. Please remove IEBC from the list. b. Site Plan i. Menu Board, Signs, etc. 1. Menus and Signs are separate permit from this building permit. 2. Please add a note pointing to these items, “Submit a separate sign permit for any signs/menus associated with this project.” 2. SHEET A0.03 a. Wall signs/menus/monument sign/pole sign are separate permit. i. Please remove from this set of drawings. ii. Provide the sign permit number once applied. 1. This will allow marking the condition attached to this permit as satisfied. 3. SHEET A4.01 a. Enlarged Restroom Plan i. 5’-0” CLR shown. ii. The turning space shall be a circular space with a 67-inch (5’-7”)minimum diameter. ICC A117.1 sec 304.3.1.1 1. Please correct the above. 4. SHEET A4.02 a. The tops work surfaces shall be 28 inches min & 34 inches max above the floor per ICC A117.1 sec 902.4. b. Sec 306.3.3 Knee clearance shall be 11 inches min in depth at 9 inches above the floor, and 8 inches min in depth at 27 inches above the floor. c. Sec 306.2.4 Additional toe clearance space extending greater than 6 inches beyond the available knee clearance at 9 inches above the floor. d. Sec 306.3 Knee clearance shall be 30 inches min in width. e. 904.3.2 Parallel approach, the counter surface 36 inches min length. f. 904.3.3 Forward approach, the counter surface 30 inches min length. g. Reference: Section C403.1.1 and C403.3.1, IECC 2018. 2. Show the size, routing, and termination of the condensate drain for RTU-1. Reference: Section 307.2.1, IMC 2024 as amended by the City of Tucson. 3. Clarify the sequence of operation for the exhaust fan, EF-1. The exhaust fan schedule (M0.04) states that the fan is to be controlled by a time clock to operate continuously during the hours of operation and to be interlocked with the restroom light. Keynote 18 of the electrical plan (E1.01), however shows the exhaust fan controlled by an occupancy sensor in the restroom. The restroom exhaust fan is to operate continuously during the hours of operation so that all of the air supplied to the restrooms will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). Reference: Section 403.2.1 (4), IMC 2024. 4. Provide general room exhaust for any cooking appliance that does not require the installation of a Type II hood. The minimum exhaust rate shall be 0.70 CFM per square foot, using a minimum area of 100 square feet for each individual appliance. Reference: Section 507.1, exception 6, IMC 2024. Revise the site drawing (e.g. C5.01) to show the location of the proposed gravity grease interceptor, the size, route, and slope of the building sewer, the location of all cleanouts in the building sewer, and the location of the connection of the building sewer to the private sewer. Reference: Section 107.2.1, IBC 2024. 2. Provide the rim elevation of the next upstream sanitary manhole. Determine the need for a backwater valve per Section 714.1, IPC 2024, as amended by the City of Tucson 3. An approved two-way cleanout fitting is a listed single fitting, not field assembled as shown on sheet P7.01. Reference: Sections 707.1 (3), 708.1.3, and 708.1.9, IPC 2024. 4. Provide a cleanout at the junction of the building grease drain and the building grease sewer. Reference: Section 708.1.3, IPC 2024 5. If the 3-compartment sink is used only for washing, rinsing, and sanitizing utensils used for food service, the sink shall drain indirectly to the grease interceptor with an air gap or an air break. Reference: Sections 802.1, and 802.1.7, IPC 2024. 6. The minimum capacity for a hydromechanical grease interceptor shall be 25 GPM and 50-pounds of grease storage. Reference: Section 1003.3 (B1), IPC 2024, as amended by the City of Tucson. 7. Hydromechanical grease interceptors certified to ASME A112.14.3 shall be installed per the manufacturer’s requirements (see detail 6/P7.01). Reference: Section 1003.3 (B2), IPC 2024, as amended by the City of Tucson. 8. Provide roof drainage calculations and plans. Provide sizing information for the roof scuppers. Reference: Sections 1101, 1105, and 1106, IPC 2024. 9. Provide secondary (overflow) roof drainage. Reference: Sections 1108.1, 1108.2 and 1108.3, IPC 2024. Show/locate the different light sources on your site plan. Number the light fixtures on your lighting fixture table and use the same number on your site plan. This will require all exterior lights to be shown on the site exterior lighting plan, including site and parking lot lights. 2) List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1. 3) Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation. 4) Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. REFERENCE Lighting Fixture ‘L1’. This light fixture is unshielded. 5) Show lamps with a maximum of 3500K color temperature, OLC 402.1. 6) Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Food Service is an allowed use in this zone subject to Use Specific Standards 4.9.4.M.1 & 5 and 4.9.13.O (UDC Table 4.8-4). Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans.
