Condensate drains may not terminate over a roof drain or gutter (see Mechanical Keynote #8, M100) unless the roof drain or gutter terminates at or below grade in an area capable of absorbing the condensate flow without surface drainage. Reference: Section 307.2.1, IMC 2018, as amended by the City of Tucson. 2. Provide calculations to verify that adequate ventilation will be provided for the occupied spaces. Reference: Section 403.3.1.1, IMC 2018. 3. Revise the sequence of operation for the restroom exhaust fans so that all of the air supplied to the restrooms will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2018. 4. EF-3 appears to be providing general room exhaust for the kitchen. General room exhaust is required for cooking appliances that do not require the installation of a Type I or a Type II hood. The minimum exhaust rate for this application is 0.70 CFM per square foot, using a minimum area of 100 square feet for each individual appliance. What is the basis for the exhaust flowrate for EF-3? Reference: Section 507.1, exception 2 and 507.3, IMC 2018. |

Clarify the purpose of the backflow preventer, BFP-1, If it is intended to protect the municipal water distribution system from the water use in the building, it must be installed in a location accessible to Tucson Water, typically adjacent to the utility water meter. Reference: Chapter XXVII, Article V, Section 27-72, the Tucson Code, https://www.tucsonaz.gov/files/sharedassets/public/city-services/tucson-water/water-quality/documents/backflow-ordinance.pdf. 2. Provide structural calculations for the mounting platform for the water heater to show that the water heater will be safely supported from the building structure. Reference: Section 301.2, IPC 2018. 3. Provide specifications for the hand sinks (HS-1), the 3-compartment sink, the 1-compartment sink, and the proposed water dispenser in the break room. Reference: Sections 303.4 and 402, IPC 2018. 4. Provide metering faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 5. Provide tempered water for the lavatories located in the restrooms using approved devices conforming to ASSE 1070. Reference: Sections 419.5 and 607.1.2, IPC 2018. 6. Revise the water demand calculation using all of the proposed fixtures and using the fixture unit values for public fixtures, not private fixtures. Coordinate the demand calculation with the cold water design pressure calculation. Reference: Sections 604.1, E102.1 and E103.3 (2.1), IPC 2018. 7. For the use of PEX tubing, provide a branch tube sizing chart showing the correct size of PEX tubing to be used as a substitute for the copper pipe shown on the drawings. Reference: Sections 303.2 and 604.3, IPC 2018. 8. If PEX tubing is used for water distribution, provide an approved method of disinfection that will not expose the PEX tubing to excessive levels of chlorine. Reference: Sections 303.2 and 610.1, IPC 2018 9. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018. 10. Coordinate the waste plumbing plan, 2/P2-01, with the overall plumbing plan, 1/P2-01 by including all of the proposed plumbing fixtures. Reference: Section 107.2.1, IBC 2018. 11. If the 3-compartment sink is used only for washing, rinsing, and sanitizing utensils used for food service, the sink shall drain indirectly to the grease interceptor with an air gap or an air break. If, however, the 3-compartment sink is also used for the preparation of food items, separate indirect waste pipes shall be provided for each compartment to protect against cross-contamination or fouling and each indirect drain shall terminate with an air gap. Reference: Sections 801.2, 802.1.1, and 802.1.7, IPC 2018. 12. Hand sinks (SK-1) in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, “HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED.” Reference: Section 1003.3, IPC 2018, as amended by the City of Tucson. 13. Please start a new FUP at our permit application web page: https://tdc-online.tucsonaz.gov/#/home NOTE: Documentation of a cost estimate from your contractor will be required if this project involves any reconstruction, repair, rehabilitation, structurally connected addition, or other improvement of an existing structure (including TIs and solar). Construction of separate builds/new structures does not require a cost estimate to be provided. Construction of new buildings require elevation one foot above the base flood elevation, which may require that the foundation of the building be raised as much as two feet above the existing elevation onsite. Storage buildings with no utilities may be wet floodproofed using flood vents. For all new construction buildings, two elevation certificates must be filled out by a registered land surveyor and submitted to the City, one before the foundation is poured and one after construction is completed. Instructions: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2.
