06/26/2023 | Commercial Plumbing | REQUIRES RESUBMIT | 1. The existing 8” sewer appears to run under the corner of the new CNG building. If no easement or structural issues precludes leaving the pipe in place, verify that the pipe material is suitable for use under a structure. [Initial comment: Revise the civil site drawings to show the location of the existing 8” sewer. Reference: Section 107.2.1, IBC 2018.] 2. Detail RWRD 401 allows the use of both saddle-type fittings and directional fittings. Specify that only directional fitting may be used to connect to the sewer. [Initial comment: The use of saddle-type fittings to connect to a private sewer is prohibited, use directional wye fittings to connect the building sewers to the sewer main. Reference: Section 707.1 (6), IPC 2018 and Detail RWRD 401.] 3. Table 1106.2 does not recognize a vertical drain smaller than 2 inches. Provide secondary drainage sized per Sections 1106.3 and 1108.3, IPC 2018. Note that the 4” x 12” overflow opening shown in detail 3/A2.1 is not a secondary overflow. First, a secondary overflow must be able to drain the roof if the primary roof drain or scupper is blocked for any reason. If the primary scupper is blocked, no drainage can take place through the proposed 4” x 12” overflow. Second, Section 1108.2, IPC 2018 requires the secondary drain to be independent of the primary drain and to discharge to a separate point. [Initial comment: Provide secondary (overflow) roof drainage. Reference: Sections 1108.1, 1108.2 and 1108.3, IPC 2018.] |
