Please note the submittal was incomplete and the plan review was conducted using the information presented. 1. Please amend the Drawing Index to include all the drawing sheets in this permit’s scope. IBC 107.2.1 For example, Sheet A5.1 is included in the plan set and not listed in the index.
2. Please add a note to the plan to clarify if fire sprinkler modifications are necessary as a part of the proposed scope of work. If so, further indicate with a note on plan that fire sprinklers will be a separate submittal. IBC 107.2.1
3. Please indicate on the proposed floor plan (Sheet A2.1) future visitor restrooms and breakroom sink require a separate permit. IBC 107.2.1
4. Please clarify the gross square footage and the occupant load of the building. IBC 1004.5 & IBC 107.2.1 For example, 6937 SF and 6031.14 SF are shown as well as 56 and 41 occupants.
5. Please amend the plans and provide notes to indicate the new wall construction materials and details to include attachments to the floor and ceiling. Additionally, provide a metal stud table or chart to indicate stud size and gauge can span the height specified, and shall have adequate strength and stiffness to resist the loads to which they are subjected but not less than a horizontal load of 5 psf. IBC 1607.15

02/24/2025 Commercial Mechanical Standard REQUIRES RESUBMIT 1. Provide information on the sequence of operation for the restroom exhaust fans to show that all of the air supplied to the restrooms will be exhausted. The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2018
2. Specify the minimum exhaust flow rate for each restroom. Reference: Section 107.2.1, IBC 2018 and Section 403.3.1.1, IMC 2018.
02/24/2025 Commercial Plumbing Standard REQUIRES RESUBMIT 1. Correct the plumbing fixture count (A0.2) to indicate that two urinals have been provided, not one.
2. The plumbing fixture count calls for providing one drinking fountain but no drinking fountain is shown. Note that Section 410.3, IPC 2018 calls for no less than two drinking fountains for accessibility.
3. Clarify the design of the natural gas distribution system. Southwest Gas, the local gas utility, provides natural gas at 7” WG, 2 PSIG, and 5 PSIG. If a supply pressure of 14” WG is required, 2 PSIG service will be required with appropriate pressure regulation. Reference: Section 402.1, IFGC 2018.
