Site Landscape | REVIEW COMPLETED | CDRC TRANSMITTAL PROJECT NAME: PADEL ACTIVITY NO: T22PRE0241 ADDRESS/PARCEL: 1910 N STONE AVE/115-06-107B ZONING: I-1 OVERLAY ZONE: DOWNTOWN INFILL INCENTIVE DISTRICT GIIS This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC), Administrative Manual (AM), and the Technical Standards Manual (TSM) Section(s) for landscape, native plants, and water harvesting. General Note: UDC 2-10.4.1 Identification and Descriptive Data – All improvements and site information, such as rights-of-s of way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan throughout the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. 1. A NPPO is required per UDC 5.12.9.5-a. 2. A landscape plan is required per 7.6.2.B.1-b. 3. Ensure the required number of trees is in all vehicular parking areas (1 tree: 6-8 parking spaces) per UDC 7.6.4.B.1. Placing trees along the edge of a parking area or at the end of parking rows does not meet the intent of the UDC in terms of providing shade and mitigating the Urban Heat Island Effect. All spaces within 40’ of a canopy tree is only one of the requirements. The intent is to provide as much shade on the asphalt as possible. Trees are to be evenly distributed throughout the parking area per UDC 7.6.4.1.B.1.a and TSM 5.01.3.2. 4. At street landscape border is required on N Stone Av, UDC 7.6.4.C-2/Table 7.6.4-1, See UDC 7.6.4.C-2a. 5. One canopy tree is required every 33 linear feet in the landscape border. UDC 7.6.4.C-1-a. 6. Street landscape borders must be a minimum of 10’ wide as measured from the street property line. UDC 7.6.4.2.a. 7.50% or more of the area of a street landscape border must be covered with shrubs or vegetative groundcover. UDC 7.6.4.e. 8. Street landscape borders must be covered with an appropriate inorganic ground cover, such as decomposed granite. UDC 7.6.4.2.d. 9. UDC 5.12.8.A.2-a states that shade shall be provided for at least 50% of all sidewalks and pedestrian pathways, using shade structures or vegetation. Shade may be provided by trees, arcades, canopies, or shade structures provided their location and design characteristics are compatible with historic and design context of the street and architectural integrity of the building. The use of plantings and shade structures in the City’s right-of-way is permitted to meet this standard with the approval of the Transportation Department. 10. A Commercial Rainwater Harvesting Plan is required per the TSM Section 4.01.0.0 and Section 5.01.0.0 Landscaping and Screening. Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Storm Water Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. Development must comply with the Administrative Manual Section 2-06 - Development Package. Building permit applications can be submitted and reviewed concurrently with the development package; however, the building permits cannot be approved prior to approval of the development package. 2. Complete the inspections for T20BU00369 to update the demolition permit into final status to receive impact fee credits for development that occurs within five years of the demolition permit (Tucson Code, Sec. 23A-81.B.3). There is a pending violation for incomplete work related to the demolition permit (T22DV02760). 3. The site is zoned I-1 and the proposed use is Commercial Recreation, and Food Services with Alcoholic Beverage Services as an accessory use, and General Merchandise Sales. Seating at counters, in private banquet rooms, and outdoor seating shall not count toward the minimum 75-seat requirement. c. 4.9.4.C.3 – Large bars and dance halls are prohibited (a bar that encompasses 18,000 square feet or more of total area, including GFA and any outside areas providing service to the public, such as outdoor seating and recreating areas). 4. The site is within the Infill Incentive District, Greater Infill Incentive District, and some of the development standards may be modified through an IID application (UDC 5.12.9).
