A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. COMMENT: On the next submittal change reference from “Guesthouse” to Second Dwelling Unit. Per UDC Section 6.6.3.C, “Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line.” In the R-1 zone two principal structures can be built on lots larger than 10,000 sq/ft, and the above Code reference would not apply. The DDO application for setback reductions still needed for the Second Dwelling Unit as proposed. Zoning cannot approve until the DDO process has been completed and approved. 2. COMMENT: Provide a floor plan for the existing residence on the next submittal so Zoning can verify if the parking requirements found in UDC Section 4.9.7.B.7 are met. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: revised residential building permit along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
